Our stay on Kauai at a Parrish Collection rental was great. The rental location was fantastic and we appreciated the welcoming touches as we arrived on-site. Parrish uses modern text communication to make it easy to stay updated and connect with them if needed. We would highly consider staying at this same unit again in the future!

We loved staying here! We’ve stayed on the property once before about 5 years ago and wanted to come back again. We decided to book through Parrish on Airbnb because we were able to get a better deal and better unit (with ocean view!) than through the property. The unit itself was great. It was a bit dated but we don’t mind. The bed was comfortable, and it had a well-stocked closet with beach chairs, snorkel gear, etc. The kitchen included all cookware we needed. Check-in and check-out were easy - just stop by the office, which is on the way, to pick up and drop off keys. The only thing we thought would be nice is some basic cooking necessities in the kitchen (e.g. salt, pepper, cooking spray or oil, maybe some condiments). We hope to come back and stay again soon!

Seasoned island (and world) traveler reporting on this premises, which is well kept and the management company is responsive. Nice property, good south shore location for Kauai, lack of A/C in this unit will make late afternoons and early evenings quite hot, regardless of window and sliding door/shade management. But that’s also part of its charm, a bit of old(er) school Hawaii. Sandy beach accessible on property, with fat foam board rentals for any aspiring surfers at $10/hr, Marriot right next door with pools and restaurants. Whalers Minimart and Cafe Anuenue (awesome fried rice/pork brekkie plate) in the walkable shopping complex to the north. Lanai gets a lot do sun exposure during the day, best for morning coffee and sunset dinners. Kitchen small but has all the tools you need. No spices, oil or other condiments provided. For the price, it’s an okay joint. Not the best, not the worst. Hawaii is expensive, if you can’t find better inventory (like one with an AC ;-), this place is legit. We make use of a kitchen when traveling, but if that’s not your thing, I’d probably opt for a suite at the Grand Hyatt just down the road for pretty close to the same price.

Great location! We loved the grounds and being close to the beach. The condo itself could definitely use some updating but when you’re in Kauai you don’t spend much time in the condo! Beach gear was great but the chairs were broken and did transport very easily. Overall we would stay here again

We had a great stay in this unit. There were four of us, my husband and I plus our two teens. I was worried the unit was on the small side for us, but there is enough space to not feel crowded. We were out and about every day, the teens could venture around on foot while we went to the beach. I love seeing the ocean from the lanai. We saw whales in the morning and the most amazing night sky of stars.

Lovely ocean view
This unit is perfectly located on the property with a wonderful view of the ocean and short stroll to the beach. Very comfy bed! Kiahuna is close to all of the activities of the Poipu Beach area - most within walking distance. We love this property and will be back!

Well-equipped unit with ocean views! Close to lots of restaurants and beaches. Unit even had some boogie boards, a cooler, and fins which we were able to enjoy. We had an issue with the parking permit the first night we were there, but Parrish was very accommodating and resolved the issue promptly.
We loved staying here. It’s a great place to stay- the grounds are amazing, and the beach is one of the best we visited. We also loved being able to use Athletic Club across the street. We loved the unit and would stay here again.

Amazing space. The landscaping, green grass, palm trees, beach and tranquility were amazing. made our trip!! 5/5 recommend. The only note, it would be great if there were some kitchen essentials provided like spices, oil, etc. But not a big deal to pick some of that stuff up at a nearby grocery store. All the utensils and kitchen ware were great.

This was a wonderful location! Steps from the beach. Beautiful balcony view. We definitely wished we had more reviews to reference - some expectations weren’t met - such as the lack of basic common items such as salt and pepper, requiring us to spend unnecessarily at the expensive stores. We also wished the pool area was more explicitly marked on a map; we searched for a long time around the community before being directed across the street. The stove tops were also not the correct size so we were limited in our cooking.

Parrish’s condo was great! Just as described and the view/location was perfect. Access to the beautiful beaches was a 2 minute walk, plenty of restaurants close distance (even walking distance) and a nice little market across the street for food/supplies. To address some of the older reviews, it seems like the unit has been more recently updated. The furniture was in great shape and the carpeting was in good condition for a full time rental condo (few small stains, but not worn down at all). Condo had all amenities we needed including a big closet with all sorts of beach supplies. Communication and check in/out were really easy, their office is only a few blocks away. Would definitely recommend their place if you are staying on the south side of the island!

Beautiful location with fun beach
We enjoyed our short stay at Poipu and will return soon. The condo was as advertised with a good view and nice deck. I should have read the listing a little more carefully as our expectations were that there was a pool on site. The pictures on the listing would lead you to believe that a pool was closer than long walk, across Poipu St and up a road and inside a fenced area. The pool, tennis courts, snack area are not a part of the Condo project. Otherwise, the property is well located and quiet. I should also mention that the Plantation Garden restaurant was a happy surprise.

Outdated
The place was outdated, carpet was stained and filthy, no tradewinds so it was so hot inside. They need some portable air conditioners. The patio chairs were moldy, screens were full of spider webs and dirty. Is I stay here again it will be on the first floor and closer to the ocean so you can get some air in your place.
Aloha Barbara, we are certainly disappointed in your review given you stated “all is perfect” when we spoke to you while on island. We do rate our units to set expectations right and price accordingly. 138 is rated a Deluxe, defined as “Well-maintained properties updated within the past ten years.” so there is no confusion. The owner is slowly updating things as possible. The carpet is newer and is cleaned regularly so we are sorry if it is in need of attention. If so, we will get on it right away. In terms of the screens and lanai furniture, that is an easy fix and we wish you would of mentioned it while here. We apologize for missing that on our clean and again, will ensure it is corrected. On the AC, the AOAO is working on getting that approval. Actually, you are better off on a higher unit like 138 when the trades stop as they did while you were here. Usually not an issues, but it does happen. We are sorry for any inconvenience and discomfort you experienced.

Beautiful location
Kiahuna Plantation has beautiful grounds and is situated on the south shores prettiest beach. Several excellent restaurants are close by making this an ideal place to spend time in the Poipu area.

Kiahuna Plantation for our 30th wedding anniversary
They had a wonderful time in building 20 apartment 138. Crystal was wonderful to work with at the office. We enjoyed the plantation garden’s restaurant a couple times over our stay as well. Everything is so beautifully maintain so hats off to the entire staff.

Beautiful views, great location, could use a little love
Location was perfect for us—great home base to see the island, and awesome beach to come back to at the end of the day. We snorkeled at some of the “best” locations on the Big Island and Kauai, and actually saw more diversity (fish and sea turtles!) at Kiahuna Beach. Kitchen was well-stocked for cooking and all of our needs (although some pans aren’t in the best shape), and unit was stocked with beach supplies too. We loved that they had coffee and tea in the room for us too.
Our only issues were really with maintenance and cleanliness. The unit could really use a little love—broken shutters, screens that don’t fit properly, trim is dinged up in a lot of places. Also discovered things over our week’s stay that could have been a bit cleaner, including a very sandy bathroom floor upon arrival, mold in areas of the tub, and a “clean” badly stained bath towel. Should I have called them to report the problems? Sure, and they probably would have sent someone to clean right away. Did I want to spend my vacation calling them each day we discovered something? Nope. Would we stay here again? Absolutely. Notified them upon check-out about the issues instead. Parrish staff was very friendly when checking in and out, and process was super easy.
Another thing to mention is that there’s no major privacy in terms of sound in these units, given that the windows are just screens and shutters. So, babies crying at all hours, birds chirping, people talking/coughing, and sprinklers running in the early morning may wake you if you’re a light sleeper.
If you plan to do a luau while you’re staying here, we’d highly recommend Aulii at the Sheraton next door. Great food and show, and walking distance home, especially if enjoying the open bar.

Fantastic View From Deck
This was my second visit to Kauai. Both times we stayed at the Kiahuna Plantation Resort located in Poipu. Unit 138 more than met our needs. We visited in early December. The weather was perfect. The partial view of the ocean and beach from the second floor deck, viewed across a lush lawn landscaped with flowers, palm trees, shrubs, etc., was incredibly beautiful. We loved the grounds and the short walk to the beach from our condo. So, I’d say that the view makes this a very desirable location. The interior of the condo was clean and modern although not trendy and brand new. A great value for the money! The resort is older but if you appreciate mature trees, lawns, and gardens, and relative quite, this is your place. Very well manicured. I would definitely go back to the same unit in the future. Comfortable condo with great view
We enjoyed our stay at Kiahuna 138. The condo has a lovely view over the great lawn toward the beach and provided everything we needed for our stay in Poipu. The furnishings are tasteful, although the carpet shows considerable wear and the bathroom could benefit from an upgrade. As with all units at Kiahuna, sound travels through the walls so noisy neighbors can be annoying. But the grounds and beach at Kiahuna are the best in the Poipu area so we definitely will return!

Huge beautiful property
The unit had everything we needed. The kitchen was great to prepare breakfast every day. Plenty of grills to use outside. You can walk to the beach. And in the closet they had backpack beach chairs and a small cooler. We used those daily. Walking distance from several restaurants and a coffee shop across the street as well. I highly recommend this property for vaca and would definitely stay here again!

It was unfortunate
We love the location of this property, but unfortunately we won’t return until there is a new bed, new or no carpet, and the sofa is replaced. Honestly, we are not hard to please. We don’t require updated spaces, but comfort is high on our list. The bed was so bad (you could even visually see a big dip on one side) that we pulled out the sleeper sofa for one of us. It, as well, was equally uncomfortable, so we put the mattress on the floor which took care of the support issue but was way too close to the unpleasant carpet. As for the sofa, we put a towel on it before sitting. A previous review stated that the owner had gotten some new furnishings so we were encouraged, but these new pieces appeared to be tables and decorative pillows. The kitchen did have some updates which gave the unit a first good impression, but short lived. We would return to your unit in the future, and even pay more, if some important changes were made which would insure the basic comfort of your guests. Linda and Ron from Colorado
Aloha Linda, We are sorry you felt you stay was bad to warrant a 1 star. The owner has been investing in the unit and there is a lot that is new (more than just pillows). The sofa being one…just over a year…so I am not sure why you felt it was “grungy”, but we will check it out. The sofa mattress is new as well, but sleeper sofas are never really that comfortable. We will check the bedroom mattress as well and if it warrants, replacement we will ask the owner. The carpet is older, but is cleaned regularly. For your next stay, I suggest you pick a unit that is rated a “Premier” as they are more upgraded and newer (and priced accordingly) which may be more of a fit for your needs. Mahalo.

Great location, views, but unit needs updating
we stayed from 20 Dec 2017- 1Jan 2018 and really enjoyed our second visit to Kiahuna Plantation. We had a nice view of the ocean, despite being some distance away. The unit is dated and needs updating, carpets and rugs replaced, bath updated. Apart from that, the unit is in a great location at Kiahuna, much better than the units located behind the building, and up the hill. A 2 story unit was fairly quiet despite craze of the holiday season beach crowd. Plenty of parking is very close by and laundry facilities are a 5 minute walk. The kitchen equipment/pans is very basic, and not at all good quality. Overall on a value for money basis, we expected a better, more updated unit. Kiahuna was built in the 1970s/80s and so is dated, but the owners who care should be putting money back into these units periodically. This unit has had little/no work done on it in a long time based on our assessment.

Beautiful views
We just got back from a wonderful stay at the unit. It was a perfect location far enough in from the road so at night it was quiet and you weren’t woken up by roosters and road noise. Loved sitting on the lanai every morning eating breakfast. Nicely decorated and very clean but bathroom and kitchen could use some updating. Bed was very comfortable. Would definitely stay here again.

A comfortable, convenient and well appointed condo
had a great time in Kauai, and particularly found this condo great. We looked out at the ocean from the deck, the lawns/gardens were beautiful, the beach was wonderful, it all worked great. We spent a lot of time and money on excursions this vacation, so glad we didn’t do the Hyatt – which is very expensive.

Kiahuna Plantation #138 Disappointing
We were very excited to try KP and be close to the beach and the shopping center this trip. We usually stay at Whalers Cove but decided to try something different. What a mistake. I have always had a good experience renting with Parrish, but this unit was not what I would call “deluxe.” I also did not appreciate listening to the condo next door getting remodeled 9am-5pm our ENTIRE stay. We had to listen to nail guns, table saws and the tile cutter, a real ear splitter. The carpet in the living dining room was FILTHY. The sofa had stains on it that I don’t even want to think about what they were from, EWWWWW. We were afraid to use the patio table on the lanai because the glass was cracking all around the edges and was sagging in the middle. The whole patio set up was gross and old. Such a shame because the view to the water is lovely and the grounds are really pretty. The way this unit sits offered hardly any airflow, so we were pretty miserable in the evenings and found it hard to sleep (and the mattress was squishy and saggy). The fans do not do the job. Maybe it’s better other months. I had written my concerns about this unit on our check out survey. It’s been a month since we left and I have never received a response, which is very disappointing. I expected more from Parrish. This unit would be so much better if they cleaned the furniture and carpets periodically (or put in tile), and replaced all the patio furniture. We won’t be back to #138.
Great value, relaxing atmosphere
We really loved our stay. The grounds were beautiful, very relaxing. Our condo was very comfortable. We liked the location – very close to the beach, but not too close. Only suggestions would be more comfortable lounge chairs on the deck! Thanks for a great trip!

First time to Kiahuna and #138 but it won't be the last!
We had a wonderfully relaxing stay in a lovely condo that felt like home. The location was perfect with some view of the ocean and a couple minutes walk to the large, sandy beach or shady lawn area in front of the beach. The condo’s location was a convenient walking distance to the little shopping plaza across the road with several great restaurants. We also enjoyed the two restaurants located within the Kiahuna Plantation. It was so nice not to have to drive. Parish Collection were very prompt and efficient in attending to all our needs. We look forward to returning to Kiahuna Plantation and #138.

Wonderful stay--we'll definitely be back!
We loved every minute of our vacation! The condo was perfect and we really took advantage of having our own kitchen. We cooked breakfast and ate it on the balcony every morning and enjoyed cocktails and appetizers in the evening. Vicki at the activities desk was extremely helpful and helped us get the most out of our 5 day vacation–she recommended hikes, whale watching and ziplining. We also recommend going to the Beach House restaurant for a fantastic meal. We ended up going twice in one week because we loved it so much. We didn’t want to leave Kauai but we’ll definitely be back!

Beautiful view, quiet/central location
We enjoyed every moment of or stay in Unit#138 at the Kiahuna Plantation. The central, waterfront location was perfect for long, leisurely walks. The grounds spacious and well maintained. Pre-holiday Bliss
The condo had an expansive view of the ocean and was just a short walk across a lush green lawn to the sand. The facility had ample beach chairs available, and the snorkeling at this beach was quick and easy to reach, and somewhat protected from the waves. We loved the restaurant at this site. The mattress in our condo was quite comfortable, giving us a good night’s sleep. The place was very clean when we arrived, and I would recommend it to my close friends.

Honeymoon
We stayed here for our honeymoon, it was great. Would recommend to anyone, condo was perfect and had everything we needed. It even had a small cooler which we used to pack a lunch everyday. That saved tons of money from eating out.

"Old Hawaii" feel
We will definitely return (hopefully in 2009 & if possible, annually) – we loved everything about it – the beautiful grounds, sunsets, casual-elegant accommodation, Plantation restaurant & resort staff. We really enjoyed the laid-back “Old Hawaii” feel of the property & Kauai itself compared to some areas of Maui or Oahu we have visited. Mahaho!

Nice family spot right on the beach
Kiahuna isn’t fancy, but it is right on a sandy beach with perfect kid sized waves. The units are mostly around a large lawn area that is perfect for a quick game of soccer or frisbee. The units are comfortable and well-equiped. Furnishings are basic but more than adequate. Note that they are not air-conditioned, but we have not found this to be a problem the two visits we have made during the spring. Louvered interior “windows” ensure good air flow through the unit (note that this means that sound travels easily as well). If you want restaurant meals or a mai tai to sip as you watch the sunset, you can go next door to the Sheraton or across the street where there is a mini-mall. The small pool with a waterslide and toddler’s wading area is also across the street; the main action here is on the beach. The Sheraton offers surfing lessons right in front of the Kiahuna. The units are showing their age a bit, but Kiahuna still seems like a good value for the price, given the wonderful setting. We’ve been twice, and will probably go again the next time we return to Kauai.

Kiahuna Plantation
This was our second stay at the Kiahuna Plantation. The grounds are beautiful and the location is great–close to everything, but quite secluded in the lush and quiet tropical setting. The beach in front is lovely and can become crowded, but overall it’s very nice. Our unit was satisfactory for the two of us, but I think that updating it would be advisable. The carpet needed cleaning, and the bathroom was less than wonderful.It would also be nice to have a pool more tailored for adult swimming, since the one across the street is mainly for kids. And a computer center would be nice for those who don’t want to bother carrying their laptops along. I went next door to the Sheraton to use theirs. We would like to return to Kiahuna Sunset in the near future, and I think we’d enjoy moving forward toward the beach this time.It has lots to offer.
