Kapalua Bay Villa 12G5

We keep coming back to the Kapalua Bay Villas. Whales, walking paths, and the Sentry golf tournament make for a great stay on Maui.

Too many Roaches/ants/geckos. Very dated property. Needs upgrade.

I usually don't write reviews, but when planning our trip I found reading the reviews for this condo very helpful, so I thought I'd contribute. We had a great stay at 12G5. It's tucked away at the end of the 12 block and has a nice large outdoor patio. Because it's at the end of the block, we hardly had anyone walking by the condo and it felt private. We stayed in the unit with our two young (3 & under) kiddos and it was great. We rented a crib and toddler bed from Maui on the Fly and we all fit in the very large bedroom. The previous reviews about the condo being dated are accurate. It seems the condo has not been updated/renovated in quite a while but we had everything we needed and were very comfortable. The value and location of this condo can't be beat. The outdoor patio and grass was great for the kids and we loved being in walking distance of many great beaches and pools. Renting through Aloha Vacation Villas was very smooth and we really had a lovely stay. We hope to return!

We enjoyed our stay in Kapalua and would rent at these villas again. The complex is beautifully manicured, has nice pools, easy access to trails, and we loved watching whales from our room. However, this particular property is not updated and has the worst location in the building. We stay in a condo so we can cook, and the two pans were old and low quality. We had ants in the master bathroom and the mattress needs replacing. People on the balcony next door can see into your bedroom unless you close the blinds. With all this being said, we had a great time and the accommodations were adequate.

Our stay was in mid to late October. We turned off the AC, opened the windows and enjoyed the ocean breeze for virtually all of our 10-day stay. Nice beach path close by, well maintained grounds (almost too much face-time with the grounds keepers) and great community pool areas.

Another fantastic stay at the Kapalua Bay Villas. Our unit was perfect for the 4 of us. My husband sat in the master bedroom most of the time just mesmerized by the view. The girls and I loved the beaches and the food nearby. Overall another great stay in this location. We will be back soon!

12G5 is a lovely unit, tucked away from the wind with walk out access to the lawn. The kitchen had all we need to cook meals and was open to the living area, a bonus. Two full baths made it easy. The upstairs bedroom is very spacious with lovely side lanai. We enjoyed our time in this unit.

The service we received from Vicky and the team at Aloha Vacation rentals was excellent. We loved Kapalua and we loved the Bay Villas. This condo was clean and the view was very nice. Travelers need to be aware that when we arrived there were a full flight of steps to go down from the parking lot to get to the front door. Then after entering, there was another flight of stairs to get up to the bedroom-this is a townhouse style condo. Inside the condo was very old and dated. There are large windows everywhere, so there are old wooden blinds on all the windows. Many of these blinds did not work and were in disrepair. In many cases the valances were no longer on the blinds. The bed was very comfortable. The tv in the bedroom was very small. The decor was dated. The cabinets were Formica. The counter tops were old little square tiles which were hard to clean. The shower and bath and bath counter-tops were the same old brown square tiles. During our stay we alerted Aloha that the toaster and microwave both had issues and these were replaced. During our stay, they replaced the washer and dryer with a new set. Before they replaced them, some of our white clothes got black stains (grease from the old drier) on them. We informed Aloha but we were not compensated even though it was promised by a representative. This was probably the best vacation we have ever had because it was 3 weeks in Kapalua. We loved walking to Merrimans Restaurant, the Ritz Carlton, Sensei for sushi, the Spa at the Montage was fabulous, walking in front of the condo along the Kapalua Coastal Trail and many other great activities that are nearby. The condo was functional and clean but we would not stay there again, especially for the money. We do recommend Aloha Vacation properties.

Great location

Very smooth and simple. Responded to my questions quickly. Everything was as they said upon arrival.

The unit met our needs, for the price I am not one to complain as the value was defintely here. A few things to note, just for the next traveler to notate. 1) The blinds in main bedroom are not black-out blinds and far from it. If you anticipate you'll be up early (or need to) when the sun starts rising, this won't be a problem. If you like to sleep in (beyond 7 am) then bring an eye mask. 2) There is no phone in the unit. Not unusual these days BUT our phone (T-mobile) had virtually no service here. This means you'll need to be connected to the WiFi for your smartphone to call out. For example, the shuttle services. Also, there is no information on contacting the shuttle inside the unit so make sure you save the number in your phone ahead of time. 3) The unit itself is a bit dated but everything functions so again, the value is here for what you get. If you're expecting renovated (as of June 2019) this isn't going to wow you. 4) TV in the master bedroom is tiny, so small it should just be removed at this point. Overall, I would return for the value. Having a full kitchen, two bathrooms and a great location is amazing. The pool is a short walk and we enjoyed it while having the entire pool to ourselves for hours.

We have stayed in the Bay Villas a number of times usually at a gold property. Due to the usual unit having the exterior redone we stayed in this unit. While the unit was clean, it is getting to the point where things need to be upgraded. No complaints about the view from the top floor but the main floor was dark.

Location is peautiful, views are incredible. Condo itself was very disappointing. The minute we opened the front door a strong mildew/ mold smell hit us in the face. Had it not been midnight we would have called management right away. We unpacked and spent the next day out on the beach only to come home to wanted all over the kitchen floor. We called maintenance and someone came immediately and had it fixed by the next morning. The smell persisisted thru our stay, we were both coughing and had sore throats and headaches thru the stay. It was our choice to not call as we assumed that a replacement co do would Not be an option . Very dated furniture, window blinds barely closed.

Overall very good. The stove did malfunction and had to be reset by cutting the power. Also, the dishwasher sprang a leak and we had to stop using it the day before we left. Property was clean except some staining on the carpet. Of course the color of the carpet makes it very hard to keep clean. Kind of an uphill battle. All in all a very good experience. Thank You

We had a wonderful, super relaxing stay at the beautiful Kapalua Bay Villas from August 17-31st. Our ocean view from both floors as well as from our patio was spectacular and our end unit afforded ample privacy. This is our fourth stay at Kapalua Bay Villas-we love it there. This was our first time staying at this unit and, although it was smaller than our unit in the past, it was very comfortable and pleasant. The only improvements I would suggest might be a better equipped kitchen and perhaps an update on furnishings but the reduction in rental price compensated for those relative shortcomings.

125G It was a great unit. The blinds do not allow privacy and are very difficult to open and close because they are older 2 inch louver heavy blinds. Also, the unit stays very hot upstairs, needs a larger A/C unity. Other than that loved the property.

Honestly, the pictures of this place don't do it justice. I think it might be time for them to update their photos! The view from both the bedroom and living room were stunning and when you sit on the lounge chairs on the front lanai you got a great ocean breeze and could see the gorgeous ocean view. When I had woken up at 6am due to the time change I was not upset that I couldn't sleep in because I could see the amazing view right from bed! This is a quiet, low key, gated community and you rarely see anyone else, even though there are a lot of condos. The 3 pool are awesome, but our favorite was the one over looking the ocean adjacent to Oneloa Beach. That pool has a great shallow area that is no more that 2 feet deep and maybe 6'x6' wide so it makes for a great lounge and cool off area. The BBQ and kitchenettes at the pool were perfect and the bathrooms were super nice too. I will say, the only thing missing was the jacuzzi!!! They really should add one jacuzzi to at least ONE of the THREE pools. We used the awesome beach chairs everyday along with the decent sized cooler bag, and they even had snorkel/fin sets (however, we brought our own). My wife loved being able to collect the fresh plumeria and hibiscus flowers that fall on the ground surrounding the condo to add to her hair and fresh fruit spread. The extra bathroom with shower downstairs is a great bonus and perfect if you have someone staying in the downstairs area on the pullout couch. Kitchen appliances are all new upgraded stainless steel. Parking is such a breeze. Overall, extremely happy with this unit. You never really know what your getting when booking online and what the condition will be like but this place exceeded expectations!

We loved this condo on a corner location. It was a very spacious 2 story, one bedroom. The upstairs sitting area had a gorgeous view of the ocean through the large picture window. The two batrooms were great. The bottom floor had a shower, and the upstairs bath was huge with a sunken tub. The patio area was nestled in a shady, plant surrounded spot. I would definitely recommend this condo to my friends.

The villa we rented was just as described. The views were beautiful! The unit has not been updated but we weren't coming to Maui to see granite countertops either :-). My husband and I will be coming back and looking forward to it. Thank you for a wonderful vacation. Management company was very professional and accommodating (Jake).

Overall this is a nice unit. Waking up in the morning to the view from the master bedroom, enjoying coffee from the master bedroom couch is a great way to start your day. This unit has many amenities, kitchen is well stocked with a few spices, dish washer detergent & laundry soap. The unit itself is not updated but the price reflects that. The unit is clean and bright and we would stay there again

We have stayed at the Kapalua Villas, through Outrigger, 11 different times in the past few years. Condo rental 12g5 was extremely dissappointing. This was the first time we used VRBO to book a vacation place. Having stayed at Kapalua Villas, and having seen many of the Condos at the Villas, we felt confident that we would have a good Condo from VRBO, how very wrong we were. First the front door wouldn't lock all the way. Many of the window blinds wouldn't open correctly, and some of the handles were held in place with old piece of rusty wire, had to manually turn each piece of slat to see outside. The walls where dirty in every room, especially gross when I had to clean feces from the floor, the bottom of the toilet stand, and the walls in the upstairs bathroom. The dishwasher leaked water from the bottom of it. The kitchen cabinets smelled musty. The paint, and thin paneling on the cheap kitchen cabinets was peeling off. Let's talk about ants, now I know we are on a island, I've seen the Kapalua maintaince staff spraying outside the Condo, and have never had any experiences with ants at any other Condo stays, but the first night we woke to fine ants in the living room, on the tables, and on the couch. The next day we woke to ants on the second floor bathroom everywhere, even in the shower, literally climbing out of the drain, yuck! The wood around the shower, and windows by the shower upstairs was rotting and crumbling. I think that the Condo is in great needs of renovations, if you are renting a Condo, you should put some money into the place, to keep it updated. Kapalua is a beautiful place, and I would recommend Kapalua, Maui, great golf, beautiful ocean, and mountain views, Kapalua Ziplines is fantastic, the grounds at Kapalua are well maintained, and pools are great. I will stay at Kapalua Villas again, just not sure about VRBO properties, do you ever really view your Condo's?

We lived the unit, walking to the coastal trail everyday and jumping from the favorite though was snorkeling at Kapalua. Only thing missing was a jacuzzi....but we loved it! Great views!!

Great location, great breeze. This unit desperately needs an overhaul. Property management had great communication. We would come back if upgraded.

Our family of four which includes two young children had a nice stay at this condo. Negatives: The property itself is a little on the dated side with dirty carpet and is missing some key items in the kitchen. The upstairs fan was loose and un-useable which made for very hot afternoons and evenings. These are all fixable things. Positives: The location is wonderful. The view, though not directly facing the water, is beautiful and we were able to whale watch from the upstairs bedroom. It's not very private with the way it is situated and the walls of windows. If you do not mind keeping the whole side of the condo closed up, then it's no issue. The outside lanai was spacious and you can face the ocean should you choose to. The direct access to the grass made for easy access to the walkway for the upper pool which was not far away. Great water pressure with a lot of hot water. The upstairs laundry unit worked well. I made one call at the beginning of the stay to request an extra blanket for my daughter and one was at our door within 10-15 minutes. I chose not to call about the fan due to not wanting to disrupt our stay. Had I realized how hot it was going to be at night, I would have called right away. Don't be like me. 😉

Great stay in a quiet area. We appreciated the beach chairs, beach towels and other amenities. Easy walk to the pool and beach.

Extremely delightful. I could not have asked for a better vacation. All expectations were met or exceeded. I have already recommend this property to a friend.

We were delighted with our stay. Simple but tasteful decor, everything was perfectly supplied and in order. We would stay again without question. Only thing we would have enjoyed is having lanai in front facing ocean. Oh well!

It was an amazing experience. The condo units are lovely and I really liked the developmental lay out of units, every unit has a view ! We thoroughly enjoyed the stay. The carpets felt very dirty under your feet, understandably so, being a beach condo, if I were owner, I would replace carpet on main floor with tile. The only other issue we found the utensils were very old an sparse. Would like to see scissors there as well as newer and more utensils.

I was very happy when I walked through the door of Bay Villa 12g5. It had been a long travel day and it was great to have a nice place to finally relax. I stayed 7 days/8 nights, and it was wonderful waking up to the ocean view every morning! I also enjoyed the ocean view from the first floor living area. You get exactly what you see in the picture provided.

The view was excellent. Furnishings were exactly as stated in the pictures, good quality. Recommendations include: replacing the TV with a flat screen, bed mattress need to be replaced, check room after fumigation as we caught 3 dead "insects" in the house immediately after check-in.

Due to unforeseen problems, we had to change our vacation at the very last minute and were fortunate to find this rental available for the time we needed. Jake was very helpful in getting us into the condo with two days to spare- we booked on Friday and were in our beautiful rental on Monday! The views from the unit were spectacular and the unit looked better in person than it did online. The pools and beach are just a quick walk from the unit. You can see whales in the channel from the lanai and upstairs sitting area and a sunset mai-tai can't be beat. The unit is quiet, clean and very comfortable. We are discussing our upcoming October vacation and Kapalua is very high on our list. Jake, thanks for a helping us get to Maui at the last minute. We will be back.

The property is wonderful, but having a property manager like Jake, made the experience so much easier. He checked on us to make sure we were secure and was helpful throughout our stay. Its so much nicer to have someone to contact if you have an issue. A+++

We stayed here for a week in March 2011. The views were beautiful and there were little extras like boogie boards in the closet and folding chairs for the beach. It's a little further away from the beach than I expected, but not too far to walk, just be prepared for several sets of steps. There is a GREAT trail to hike on, and I do mean hike for parts of it which is very easily accessible from the Condo parking area. We loved the little general store and would recommend this to travelers with older children and couples. We had a really great stay and the owner clearly pays attention to detail. This made our stay very pleasurable and we'd return if we had a chance.

I was very happy with the condo, I love Kapalua. Now that I know the layout of te condo's I would have preferred one closer to the water with a lanai that provided more sun and a better view however. We are already planning to return next February. I am looking for a 2 bedroom on the front side of the Bay Villas Bldg 26 thru 22 - are you aware of any rentals in those bldg's that might work.

We loved the Units location in Kapalua. It was a beautiful view of the ocean. However, therewas a good view of the adjacent unit off to the right also. We were unable to have any privacy with the blinds to the ocean open. Otherwise we loved our time at this unit. And we felt that it was pretty much as described and the price was right.

The price was right 4 the location. Further back Bay Villa but we knew that going in. Still had nice view. A little noisy though. The "leaf blowing crew" was out for hours each day making sure not one flower petal was on the ground. 7th night free sold it for us. WiFi worked good too. Overall a good deal.

It is a great one-bedroom condo. I wish the outdoor area (patio) had a view. Otherwise, it worked out very well.

We were a little alarmed when our code given to us didn't open the door. Thank goodness we had Jake's number to call and he gave us a new code. We loved the unit but were a little dismayed to find we only had shampoo supplies for 2 days as in the past we had many day's supplies. The maid's that came in were great and very courteous. We would use your company again.

We loved waking up in the morning sitting up in bed to see the awesome ocean view.

Awesome Unit, however would not recommend this unit to anyone with physical restrictions, long steps down to unit & bedroom is upstairs. It was fine for us, but others could find this unit difficult to get in & out of. The management was awesome to work with, the location was beautiful!!!

Quiet surroundings with fabulous views. Large windows. Close to pools and beaches. BBQ at poolside. Wish all units had BBQ's as part of patio's.

Needs a firmer bed. A little soft. Perhaps changing the foam topper will help. Also, property needs black out curtains in the bedroom, very bright at sunrise. Overall, the property is very good.

Great location and nice to have the Ritz available for use (the gym there is $25/day and needed given the raining conditions). Condo was within walking to the Kapalua Bay beach and great restaurants. Management company was wonderful!! Condo itself was old and tired and needed updating, so I wouldn't choose that same unit again, yet I would definately stay in the Villas again.

Great Location. Ocean View beautiful especially from bedroom upstairs. Easy 5 minute walk to all 3 beaches. Very satisfied especially for the reasonable rates. Appreciated the late check out on our departure day. The only thing lacking was additional bedding for the sofa bed and rollaway for my two boys. Overall, enjoyed our stay at the Bay Villas Unit 12G5. Love to return soon.

This is the best location in Maui! Kapalua is so chilled out and the beaches are fabulous. Kapalua Bay was our favorite and from the condo is a wonderful walking/running trail that we enjoyed everyday. The whales were going crazy and we could see them jumping from our king sized bed. We booked the trip with Jake and he was very helpful and professional. The condo was even better in person then in the pictures. We loved this place! There is plenty of room to share with another couple but we had it all to ourselves with our two little kids. Very kid friendly and comfortable. The housekeeping was very nice changed linens every 3 days and we used the laundry in the condo a lot too. The condo was well stocked with fixtures and dishes. The grounds are pristine and the condo is very clean. Kapalua is the best place to stay in Maui!!!

Choose your villa carefully because they all are individually owned and vary greatly. The grounds are beautifully landscaped and we loved having privileges at the Ritz. Appliances were old but unit was very clean. The only thing we could not find in this unit was a knife to cut our pineapple. Otherwise, we were satisfied with this condo.

The only downfall is that we thought the unit was a downstairs unit and the master bedroom was upstairs and my mom the guest of honor had to sleep on the sofa bed because she can't climb stairs. There could have been more sheets and pillowcases made available since there were limited pillows for downstairs sofa bed and when I did find a pillow there wasn't a pillow case. View was great!

12G5 will remain forever in our hearts!! We will be back to visit again! The condo was spotless and had so much space! The view was amazing too! I loved how close it was to dining and so many differnt style beaches! Five star in our book!

My husband and I along with our 2 kids just returned from our 1 week stay at this condo. We are wondering why we didn\'t stay longer. It was beyond perfect. Thank you so much for having such a beautiful place which was so well kept. We loved it and are already looking to come back next year (if not sooner). Everything was just as beautiful as the photos...if not better. The kids especially loved the access to the all the different pools... tho they loved the beach at the Ritz the best. And your price was just right for our tight budget as well. Thank you so much. I loved staying at your place. We all did. My sister got married at Merriman\'s and all those that came to visit us... loved our unit the best. Definitely the best location in West Maui, if you are looking for a more private vacation. Several beaches within walking distance, and they are all perfect.

Wonderful villa in a perfect location! Close to the pools on the grounds, beaches and snorkeling! Had to drive a bit to find nice places to eat but not a problem. You could also cook, or BBQ at the pool. Wonderful!!

Perfect location to walk down to a beach where you can boogie board - or walk a little further to a cliff to watch the turtles swim, or - the most perfect beach at the Ritz for the best of snorkeling! We were very happy for the price, condition, and hiking opportunities.

The Unit was well maintained, clean, has everything you need and much of the furniture looks updated from previous photos (tho could use a much firmer mattress..). The property manager was great to deal with and attended to a couple of minor issues immediately. It's a great location, quiet, but close to everything. Would highly recommend to others and would contact this agency again for a trip to Maui.

The location was wonderful. We had a nice view of the ocean. We often sat outside on the lounge chairs, relaxed and could even see the passing whales. The location is within walking distance to three different beaches. The Kapalua Villas has wonderful activities to participate in. The condo was clean upon arrival and we received fresh towels in the middle of our stay. We even got two beach towels. We would definitely recommend staying here for a wonderful vacation.
