Location was perfect for us. The property was as described and communication easy with property management company. Would stay here again.

When I booked in February, we noticed from prior reviews that the AC wasn't working. I emailed the host agency and they assured me that it was repaired so I booked for November. The repairs turned out to be portable AC units which were so loud we couldn't sleep with them on. That's a problem. Also, the portable units do not get below 72 degrees. I notified the host agency on the first day and they couldn\'t do anything because they said that the part to repair the AC hasn't come in. That's almost 9 months! One other minor issue that I had to report, the speakers on the TV in the living room were blown making it tough to understand words. This unit has one of the best views at the Villas, it's a shame that the owner doesn't maintain the property to the high standard it deserves.

The unit was as expected though for some reason the place was littered with mobile AC units. Perhaps the central AC unit was out but we just turned them all off. Have to say it was kinda funky having all those machines around with cords and the vent ducts laying all around.

We came to celebrate a niece’ bday. The villa is in a great location, close to everything. We barely left Kapalua for dinner. There’s so many places to eat in and nearby Napoli. Our villa is very nice. Probably needs a bit of an upgrade, especially the the furnitures. But not enough to keep us from coming back.

What a fantastic piece of paradise! Perfect location, great for family and kids! Would stay here again without a question!

The property is perfect for a family vacation. Pool and beach access are only 1-2 minutes Each. The views overlooking the bay and ocean great and much better than what was anticipated.

The views from this condo were absolutely amazing ! The entire complex was a beautiful property. We walked to the little Cafe/Market close to the Ritz every morning for coffee. Steps right outside the condo lead to the beach and a hiking trail. The interior had plenty of space for our family that included 2 adults and 4 teens 15/15/17/17. Two master suite bathrooms that were huge and a smaller bathroom with a shower. Kitchen was completely stocked and plenty of linens as well. Small air conditioning issue when we arrived - that we called on and they had someone there within 10 minutes - Great Service !! One of the pools on the property is right outside your front steps and hardly anyone was ever there.

Our family of 6 had such a wonderful time staying here. There is a calm beach (Kapalua bay beach), a wavy beach/windy beach (Oneola beach), and even some cliff jumping (Namlu Bay) all within walking distance!! The only thing we would have done different is stock up and just eat all our meals at the Condo. Most of the restaurants close by were weeks long waiting lists, or outside the shuttle area. All in all this was a fantastic place to stay for some amazing memories.

This unit has an awesome view and has a perfect location. Loved every minute here.

We have stayed in several units in Kapalua, and this has hands down the best view. It is positioned perfectly in the front row right on the ocean, and the sunsets and whale sightings are spectacular. Yes, the interior could use a little updating, but it was clean, and who cares when you've got that view? It never gets old! We felt very lucky to be there, and we will be back.

Overall very pleased. Property is clean. Could use a couple new frying pans. Very satisfied I didn’t have to go buy dish and laundry soap, as it was supplied. Day one and two, there was an issue with AC, but maintenance quickly supplied portable units. However the units were loud and drowned out surf sound which we enjoy. We will be back. Maholo

This is the best located Bay Villa. It is the front most Bay Villa Above the crashing waves. Everything is close and the sea trail along the ocean edge is just a few steps away.

The unit was very clean and stocked with all you might need to cook.

The sheets were hotel quality and even though the kitchen hasn’t been redone since the original build I loved it because I remember it from the ‘70 s when it was new. All is in good shape.

However, the property manager was quick to bring in 2 portable units to help cool the suite, and we never saw another cockroach once we kept the windows and doors closed. The unit has not been updated in a while. For example, the kitchen countertops are old 2 inch tiles, and it is impossible to keep all of that grout clean. However, everything works, and the price is lower than the neighbouring units that have been renovated more recently. The large appliances are all reasonably new and work well. We have stayed here several times over the years, and already have plans to return next year. The pools and barbeques are very close by, as is the beach at Oneloa Bay. The free resort shuttle service is great for getting to 2 of the best beaches on the Island - Napili and D.T. Flemming - or to the local ABC store for coffee and food staples.

Incredible location with amazing views! Walking distance to several beaches and 2 pools next to the condo (one above the Parking lot and the one below our lanai). Bedrooms and bathrooms were a good size, also with views of the ocean. We watched sunsets every night at the dinner table or walked out on to the grass or rock cliffs. We will definitely stay here again. Thank you for a great place to vacation!!

The views were as advertised and very wonderful. The unit itself was in need of a lot of upgrades in order to be considered a gold level unit. Location alone should not be the only determining factor. The furnishings were extremely dated. The kitchen was very small fairly well equipped but mainly a one person kitchen. We have stayed in many different units in the Ridge and the Bay Villas over the years. This unit does have exceptional views, would be nice to have a larger lani but being its on the second floor, not possible. It was nice to be so near the pool and we enjoyed watching the weddings taken place on the rocks in front of the unit. We will rent in the Bay Villas again but probably a unit that is on ground level and that has been updated.

We used this condo as our base camp for 5 nights of fun. The view is outstanding and under Covid times, very quite; I would guess less than 20% occupancy. We did not realize that it would be windy constantly, but found that aspect nice since you don\'t overheat. The ocean is clean/warm/beautiful. Hiking is limited locally, but it\'s an island, nothing is too far away... We found enough beach snorkeling to be entertained, bought cheap stuff at the ABC markets and just left it when we departed (same price as a two hour rental). I really do believe our only request would have been for a hot-tub, this is a reinforced request from the residents in the complex as well!

The unit is in a great location. Lots of restaurants close by and the best golf in Hawaii is discounted for staying at these villas. I saw plenty of whales from my balcony. The unit is close to the beach and steps to a pool. Although the bathrooms are slightly outdated everything else about the unit is great. The location is the best in the complex and I would rent this same unit again.

The location of this unit was exceptional. The views of Molokai were breathtaking. Whales and dolphins were seen daily. The furnishings were a little tired and could have used some updating. The beds were a bit uncomfortable. Loved the place and with a few updates the unit goes from a 4 star to a 5 star.

Three of us attended a conference at the Ritz. The view is fantastic. The proximity to the pool was perfect. We were near some fun snorkeling. We felt safe. The kitchen was basic and small but we didnt go to Hawaii to cook! K

The ocean front views of this villa compensate for the outdated decour and master bath. There is a long but shallow balcony all along the front. There are 2 more balconies off the 2 bedrooms where the chaises are. It was a delight that beach chairs and beach towels were included. Thanks 23b3!

We love Kapalua and this villa is perfect for an ocean front view. It is close to hike the trails along the beach, right next to a pool, and a short hike to the beach. It has 2 masters with large master baths, though a tad outdated. One of the masters has a noisy portable air conditioned unit which was annoying as it boomed off and on periodically through the night. The other master with 2 queens is much nicer and more updated. There is a 3rd bathroom with a shower that is nice. The kitchen is nice and has lots of supplies. The unit had 4 beach chairs and a boogie board which was wonderful! Mostly, we loved that this unit is upstairs so it makes it easier to load and unload your car. There are gorgeous views! The pic with the chaise is from a small bedroom balcony. The larger balcony across the front of the villa is very shallow so it can only accommodate chairs. Basically, the unit’s local is great and the furnishings are nice. We will be back again!

Our fifth stay at the Kapalua Bay Villas, and we nailed the location. Views, close, but not too close to the pool, and a short walk to the beautiful Oneola Bay beach. Unfortunately owners have let this become a run down sad example of a ‘purely for investment’ property. Too many sub-par examples to list.....but we made the stay more about surfing, Leoda’s, and swimming...lots of fun to be had.

This was a perfect location for for my nephews wedding at Merrimans, The unit was the perfect size for my 2 adult sons, husband and self. Master BR & bathroom were large with walkout deck & lounge chairs, beautiful view of the bay, boys BR nice size, 2 double beds with deck & bay view w 2 chairs. Kitchen & bathrooms are older but clean & adequate, Nice furniture throughout with stunning views of the Bay & Kapalua Trail, Front deck off living room w chairs for morning coffee at sunrise & breathtaking sunsets sipping mai tais. Pool next door very convenient for quick swim or lounging has a grill & eating area. The kitchen amenities have the basics you need drip coffee maker, dishwasher, microwave but the 2 rear burners on the stove not working. We ate out most so not a huge deal but need repair. They did supply 4 comfy beach chairs, beach towels & several hair dryers & ample bath towels. We loved the location a short walk to Kapalua Bay for snorkeling, hiking on trail, & Oneloa Bay. Close drive to Lahaina for the luaus, dinner, shopping. Would definitely stay here again- breathtaking views & location.

This was our 3rd visit to Kapalua Bay Villas. We love it here and the view is spectacular. We found the villa very clean and comfortable and everything we needed. The kitchen is stocked with pots, pans and a rice cooker. Ample bowls, glasses and stemware for any need. There was salt, pepper and random spices in the cupboard. You will need to purchase everything else, as usual.There was apparently someone who had trouble with the toaster prior to our visit and would like to be sure to mention that a new toaster and coffee maker (both still in the box) were brought to us when we arrived. Management is extremely quick to respond (usually same day)if you let them know WHILE YOU ARE THERE of any difficulties. (We had NO problems at all.) We watched whales thru a telescope which was on site! The balconies provide sun or shade, whichever you prefer. This is the first time we have used the pool since we prefer the beach, and it was lovely, clean and refreshing! Plenty of towels in the villa and lots of lounge chairs for sunning. I would recommend this as one of our favorite locations. Be sure to try"The Fish Market Maui" in Honokowai for fresh fish plate lunch. It's soooo delicious! We will return!

Having stayed in many of the Kapalua Villas over the last 17 years, this unit was a bit sad. The decoration was sparse and the kitchen was lacking. The toaster, coffee maker and apppliances did not work properly. The basics of kitchen stock were not there. The view is great. This one goes on our no list for future stays.

The home has beautiful views. The deck allows for you to sit outside with several people for meals, visit, and look at the passing whales. This villa has been remodeled. The kitchen is well supplied with cooking equipment and tools.

This oceanfront Villa is definitely that...ocean view from the whole villa! The property description didn’t start to give you the paradise feeling that we had! The villa has lots of room. Tile floors throughout. Comfortable seating. A lanai for each bedroom and living area! Very clean and well maintained. Excellent communication with customer service! The pool was great with tables, umbrellas, and gas grills! The beautiful azure ocean was just a short walk from our lanai! We would highly recommend this property for a wonderful and peaceful vacation!

Very enjoyable vacation rental. Breath taking ocean front view. Very clean and well equipped. Love the fact it had two master bedrooms, plus extra two piece bathrooom with washer and dryer. The pool was clean with nice loungers and a bbq if needed. We enjoyed walking to restaurants close by. Our favourite was the Merriman Restaurant. Great for appetizers on their deck watching the sunset. Reservations needed for dinner.

Unbelievable view even better than the website shows. This unit could use an update. Everything is clean and works just a little dated. But the view makes up for it!!

This unit had a fabulous view and was the perfect location for us. However it did not live up to our expectations for a Maui beach front condo. The expected wear and tear that comes with constant exposure to sun and salty air hasn\'t been properly maintained. There is virtually no decor in any room except the living room. The fixtures are cheap and dated. The supplies were bargain quality. The Villa maintenance guys were very nice. We know because they had to fix the dryer and leaky shower.

We enjoyed our stay at Kapalua Bay. Location was perfect. Amazing views. The villa requires updating, especially in the kitchen. Limited utensils for preparing meals; cupboards are tired and worn. A car is required to get around. Overall, a fabulous place!

I had reserved this unit a year earlier to get the best two bedroom location as we were bringing our daughter and husband to spend time with for Christmas. At the time all the reviews were excellent or very good. Then right before our stay there was a bad review. I had reservations that I did not pick the right unit for us. However, I talked to Vicky at Aloha Vacation Villas, the renting agent, and she addressed all of my concerns. We arrived to a spotless and clean smelling unit that had a view to die for. The unit was equipped with everything needed for our stay. There were sufficient glasswear, dishes, new pots and pans and even backpack beach chairs and boogie board! Although it was not an upgraded "gold" unit, it was furnished lovely and spotless, not soiled and worn as a former review had stated. We did have one issue with the dryer on New Year's Day. We had Aloha Vacation Villa's maintenance onsite with a repair person same day! Don't know how you can even do that on a holiday. We also got our mid-stay linen change arranged by Vicky the day I requested done by the most hard working and accommodating housekeepers. We only had the one dryer issue; no issues with anything else. But if there had been, I am assured that they would have been addressed by Vicky and her team immediately and with satisfaction. I give the unit 5 stars, but I would give Vicky 5 plus if I could. Excellent service from beginning to end!

We love Hawaii (Maui especially) and have rented several vacation properties. It was very easy booking and working with Aloha Vacation Rentals. I will say, some photos are out-dated and misleading to \"reality\" of the current state of the condo we rented. For example, orange cushioned patio furniture in photo doesn\'t exist. Also, if you have a strict check in/check out policy, don\'t start harassing the tenants prior to set time. Cleaners showed up 2 hours before our set departure. Bathrooms are outdated and the kitchen lacked supplies- 2 small pans and not a single non-stick pan in the condo. Overall, great views, so-so villa.

When we opened the door we were met with an overwhelming smell of mildew. All the bathrooms, kitchen and washing machine stunk. We dropped our luggage, opened windows and went to the store for a lot of bleach and washing machine cleaner. Cabinet floor under kitchen sink was swelled, missing paint and smells. Varnished cabinets were sticky. Dishes wouldn\'t slide across the shelves. Kitchen is closed off from rest of unit. Ants kept us company on the counter tops. Patio doors didn\'t want to slide in track. It is a shame that this place has not been updated because the setting is beautiful and the view amazing. I am surprised that the management company wouldn\'t have some standards about the condition of the units that they rent out. Time to put serious money back into this unit!!!

If you're looking for stunning views of waves crashes on cliffs, with a quick walk to what might as well be a private beach, then this is the place for you. We just finished a week long stay, and could have stayed a lifetime. The unit has simple beach furnishings, which is actually nice given the environment, with floor to ceiling windows throughout. The pictures do not give the views justice at all. The only downside is that the washing machine smells a bit moldy, but I don't think that's anything that can't be fixed with a good cleaning. Will definitely be back.

A wonderful location in the Bay Villa Complex. My only reservation in not giving this unit 5 stars is that is is in need of upgrades to the kitchen, bathrooms, and window coverings. Attention to small maintentce items (safe didn't have a handle/ice maker didn't work) would be nice, but not a deal breaker. Overall, a fabulous location with a great layout for families.

We loved every moment of our vacation & Condo at the Bay Villas. The interior is a bit older, but everything works and is in good condition. The location, views, nice daily breezes to cool you off...things could not get any better.

The location was amazing and the resort was gorgeous. The unit itself is a little outdated but overall it was lovely. Plenty of space and good A/C, water pressure and mattresses.

The view was incredible including sunsets and listening to the crashing waves through the night. Not having stairs was a definite plus.A serious negative was the fridge. The owner should seriously consider purchasing a new fridge. Three days in and our beer was sweaty at best certainly not nice and frosty.We were given 8 dishwasher tabs for a 10 day stay,really?Owner should purchase a full set of matching dishes,3 cereal bowls & 6 plates, 3 sandwich plates, very insufficient.Get a 4 slice good quality toaster.Dish rack for pots and pans plus more tea towels would be nice. Would recommend due to location and view but owner should seriously make some upgrades in the kitchen.

The unit is clean and has new appliances. It took a couple of days to get used to the dated bathrooms, fixtures, countertops but by the third day that all became less important. The views are amazing, there's lots of space, the furniture is above average, and even the pull out sofabed was comfortable. There was no telephone service while we were there but we were told the unit was in between providers and would soon have a new modem/router/telephone service, and the cell reception was fine. When we called about a cracked coffee carafe or needing more dishwasher soap, there was someone at our door within minutes with a new coffee maker or more supplies. The unit is ready for a bathroom and kitchen renovation, but we would still stay there again.

This is a beautifully located unit with a good kitchen, dining area, and beds. The furniture is tired and sparse. Lighting in the living room is not great for reading. The management and maintenance staff are great.

This is a wonderful oceanfront unit in a terrific location. However, this condo is in need of updating and overall maintenance. The decor and furnishings are quite dated and the amenities in the unit are very scarce. We understand that the central A/C was recently added. While we appreciated the A/C, it was not completely effective due to the windows in the unit not being airtight. There is evidence of past humidity issues in the condo. We also had concerns about electrical outlets/wiring and overstuffed closets with miscellaneous items. I would recommend this unit with some reservations.

The experience for our family exceeded our expectations! The views are breath taking and you find yourself getting lost watching the whales jumping around in their ocean playground. The place was very clean and the on site manager was prompt and looked after any requests immediately. The Lanai off of the main bedroom didn't have the seating as pictured. For this being classified and priced out on the higher end I would recommend some of the dishes and utensils to be upgraded. The lounge seating is starting to run it's life cycle so I would have that re-upholstered or replaced. We will be back!

Our family tries to get to Kapalua every year over the Christmas holidays. This year we were able to spend time in a villa with direct few of the ocean. The location and relaxing space provided an excellent holiday retreat and we will certainly be back.

Amazing views and luxurious bathrooms. Great location to the Kapalua Trail and beaches. Only drawback was the lack of glasses in the kitchen. Only had 4 wine glasses to set a table for 6. And had only set of 4 juice glasses too. Had to keep washing. The property mgmt folks were absolutely wonderful to work with. Had a couple issues with the internet but they came right down and got us going. So pleasant.

Everything advertised about this rental was spot on. We were early to arrive but the on site manager, Jake, was kind to let us in since the cleaning was done. The view when you first enter the condo of the ocean thru the patio window is unbelievable, and the rest of the space was perfect. Great for two couples !! We'll be coming back to this one !!!

This condo was perfect! The location was front and center to the Ocean, next to the pool and right off the Coastal Trail! The unit was clean and well stocked!

Nice Villa. The staff in charge of service was fast and helpfull. But for this price it is absolutely necessary to have a real integrated A/C system and not bulky portable systems extremely noisy. Otherwise great view and good villa you can spend nice vacation there, however next time I\'ll choose one with a direct access to the lawn, with a real terrasse.

This was a second trip to Maui for my wife and me. Previously we stayed in the upcountry. With our teenage children joining us, we chose to be closer to the water. We were pleased to find that this unit delivered an exceptional water setting. Villa contains floor A/C units in the bedroom only with the unit in the master bedroom did not operate effectively. Other than that we enjoyed all the amenities of the condo. We would choose the same villa again!

This was a destination wedding for our son and his bride. We had a great time no matter what we doing.The whale watching was spectacular from the dinning room or the deck even though it was the first of April. Jake answered the one question I had. Thank you and we look forward to coming again.

Great location - Great view - Great Property Manager! Cheap *** Owner. NO central air conditioning.... To cheap to make repairs. The unit is for sale for 1.8 million - but no AC. Kitchen has not been updated like the the other units that we have stayed at in Kapalua. I will not rent this unit again until it has a new owner.

We just spent a week at this lovely villa on the ocean front in Maui. The pictures really do depict the scenery and the furnishings. The onsite property manager was extremely helpful. The ad for this villa is slightly misleading. It is airconditioned in both bedrooms but the main living area is not air conditioned but relys on the breezes through the windows. It is a perfect location...on the ocean, near beaches, golf, wonderful restuarants and the coastal walk way. I think it would be especially great for two couples or a couple with children. When we return to Maui, we would definelty stay here again.

The condo has a beautiful ocean view. The,main reason for the low rating is that the condo is uncomfortably warm. Each bedroom has a portable AC unit. One of the AC units was not working properly and it took a couple of days or more before a new unit was finally installed. The bedrooms were the only comfortable rooms in the condo. The ice maker also did not work.

Overall, the property was very nice. The view was incredible, being right on the ocean. We went during a week that was warmer than average and the condo did not have air conditioning. Because it was an upstairs unit, it stayed pretty warm. Having said that, the owners provided stand up air conditioning units in both bedrooms, so if we kept the bedrooms shut off, they stayed nice and cool so we could sleep! It was in a perfect location...close to the pool, ocean, beaches and the path that ran along the coast. We had a great vacation!

Magnificent view, great for whale watching. Bathtub needs to be redone so not a slipping hazard. Some grout issues in tub. Nice layout with two master bedrooms. Would be helpful to have affordable access to workout facilities. Hot tub at one of the pools would be nice.

Have never stayed in a condo at Kapalua Villa's with a better view. We will return!

We moved to this condo after staying three nights in a differ condo in Bay Villas. (We booked late and there wasn't a condo available for the whole stay. We had to split our stay between two units). Jake arraned a late check out for us from the first unit so that we were able to move cold food and all of our luggage directly into the new condo after it had been cleaned. Loved the location, newer appliances, newer furnishings and decor. Living room could use more seating. Pull-out not great for adults. Condo sleeps 6 comfortably and up to 8 if two people sleep on the pull out. Three full bathrooms are great. Very spacious master. Second bedroom has two queen beds. This unit does not have central air, however the winds helped to cool off after opening windows. The bedrooms have protable a/c units however they leak water and were loud. I would stay here again. Very comfortable and spacious. I do wish we would have had access to the Kapalua spa for an occasional indoor work out. The charge was $50.00 per day- not worth paying just to lift weights and do some cardio for an hour. The trail/boardwalk (in front of Bay Villas along the ocean) and Fleming Beach (just north of Kapalua) were both awesome and we found a way to get our daily exercise. Be prepared to check out right at 11:00 if no late check out is available. There is no hospitality room. Our flight wasn't until midnight and we could not get the late check out from this unit.

Spacious apartment with amazing views of the ocean and Molokai. We saw whales and sea turtles from our balcony. Close to the beach, tennis, golf, walking trail and a cool, little store at the Ritz Carlton. We loved our vacation in Maui!

Fantastic experience and great rental unit. Very spacious with a breathtaking view! Air conditioning was limited to bedrooms but with all windows open it was quite comfortable. Loved the location of the unit. Short walk to the pool and to our favorite beach Oneola. We used boogie boards and caught great waves. LOVED our time there.

Loved sitting out on the balcony watching and listening to the waves. Close to sandy beach. Overall best condo I\'ve ever stayed in. Close to small general store. Great walking area. Furniture clean, beds comfortable. Downsides- no central air, only free standing units in the bedrooms. Refrigerator not cold, had to keep 10 pounds of ice in drawer to keep food fresh. Ceiling fan in living room does not work. TV in second bedroom does not work. Property managers not helpful once I arrived, did not receive any response to my e-mails about living conditions. Would return to the area, not particularly that unit.

The condo was old and dirty, with ants crawling all over the kitchen counters. The only \'updating\' was new appliances.....screen doors falling off tracks, outlets that wouldn\'t hold advice??? Pay attention to details.....

The property\'s view was outstanding but we were disappointed with property condition. The description listed AC. There were units in the bedrooms but not the living room or kitchen. After contacting the management company about several concerns, I found out the condo was for sale and pretty much ignored by the owner. Once I accepted that it wan\'t up to my standards, we did ok. This was our first condo experience. Management was sympathetic but could only fix what was authorized by owner.

Very nice, clean unit with a great location (stairs to small secluded beach are 50 yards away - beach has some waves and good for boogie boarding); stairs to small but nice private pool are even closer. Unit has a spectacular (almost 180 degree) view of the ocean and across the channel to island of Molokai. Can also walk to Kapalua Bay over scenic but mostly rocky path in about 10 minutes(somewhat busier beach with very calm water and good for swimming and snorkeling). Only negative was no central air conditioning; each bedroom has a stand-alone cooling unit that is noisy but adequate.
