The views from this condo of the vast Pacific looking north cannot be overstated. Some past reviews mention the trail which runs in front of the condo. Yes, people are using the trail all day, BUT while you see them, they don\'t see you. You are above them and obscured by the bright light. No one can see into this condo during daylight, and no one uses the trail at night - it\'s too rocky and uneven to use in the dark. If you like privacy and a sense of being INSIDE the view, this condo is exciting. Other benefits: an easy walk to 4 amazing beaches - from Fleming Beach to Napili Beach and to the Ritz Carlton, Merrimans and Sea House. We walked to the Ritz for breakfast and other provisions at the Honoluo Store. I gave 4 stars for value for two reasons: the resort has nice swimming pools, but no hot tubs.

One of the better places we have stayed
For our 40th wedding anniversary, our stay was outstanding in every way. The condo and the property was first class. Great memory-making time!
Best view of the three units we’ve rented at The Bay Villas. It’s right on the Kapalua Coastal Trail and you literally can’t get closer to the ocean. Great amenities recently updated. Parrish was great and very responsive to the few minor issues that we had. We’d rent this villa again and with Parrish again.
This was our best trip to Maui yet. The condo was beautifully decorated and comfortable. The 180 degree views of crashing waves were amazing. We appreciated Parrish’s extra touches including luxurious linens and bath robes and enough Hawaiian roasted coffee for the entire stay. Can’t wait to go back.
The views were outstanding! It’s of areas to hike and explore. Wonderful spa around the corner and great restaurants in walking distance.
We absolutely loved our stay! The condo was extremely clean and well kept. Loved being able to wake up to the view of the ocean every morning and having floor to ceiling windows with incredible views. It was in the perfect the location being right next to the walking trail and being a very short walk away from the beach. We definitely will be back to stay again 🙂
The pictures can’t compare to how beautiful this was in person! Everything was pristine, clean & so comfortable. Location- unreal! We have stayed in Maui several times & often stay in Kapalua but this particular unit is now our favorite of all time!
Loved it!
This was a great place. Right on the water and large crashing waves into the rocks constantly. The ocean breeze (or wind) can be intense but had a stunning north view. The entire Kapalua area is awesome and we loved walking in the area. The 2-story setup is fantastic; the unit had all you need for the beach, pickle ball etc. Would definitely recommend and would love to come back again. Check in/out process was so easy. Thank you!!
Everything was exactly as advertised. Beautiful view, convenient to Kapalua golf courses, easy parking. Check-in was extremely easy and communication prior to the trip was excellent. Highly recommend!
Excellent
Clean. Stunning views.
The management team was so helpful and accommodating for a last minute early check-in! The condo was immaculate, beautifully furnished and the location was wonderful for easy walks to shops and restaurants and numerous hiking trails. The view was spectacular. This condo made the trip to Maui even more amazing than we had hoped. We definitely would book again!
Beautiful, quiet, peaceful location that was a great base for our west Maui adventures.
Amazing unit and first-class hospitality- all the details are there.
Great location on rocky waterfront. Close to a beach, cool hiking trails and great snorkel spots. If you are looking for privacy this is not the place. Condo neighbors and right on the hiking trail. If you have the blinds open you are in a fish bowl, so we kept them partially closed. Condo is older. Kapalua development built in the 80’s. Place was clean but fairly spartan interior.
Didn’t want to leave!
Zero complaints. The unobstructed views on both levels of the property are second to none! For those apprehensive about the air conditioning based on historical reviews (as I was before I arrived), don’t worry. Just turn on the ceiling fans and set the A/C units upstairs and downstairs to their lowest thermostat setting and highest fan setting. The interior will get cold quickly. It also helps to shut the sliding curtains downstairs and upstairs to keep most of the sun out. Otherwise, I’d definitely return (and didn’t want to leave).
Beautiful Vacation
Enjoyed our stay at the Bay Villa. Kapalua shuttle was an added treat to utilize for our dinner outings. The Villa has beautiful views that are hard to not just keep gazing at, all day long. The Villa has everything you can imagine to need, truly home away from home. Bed was comfortable, no complaints. Enjoyed our stay immensely!
Amazing!!!!
First time vacation on any Hawaiian island and this was the perfect location. This rental is far better than I could have ever imagined. Well kept, clean, amazing view from both floors with the option of privacy whenever we wanted to pull the blinds...It would be very difficult not to choose this place again...close to nice restaurants and beaches and everything you would want for a vacation spot. 10/10
Everything was spectacular. Where to start.. the company who manages the rental during your stay is very accommodating. the place was very clean and the bed/pillows are very comfortable. perfect spot this time of year for great views of the sun rise and sun sets over the ocean. Would recommend to anyone looking for a secluded space not run over with tourists. Mahalo!
Best view and value
The upstairs bedroom had the best view of the ocean and cliffs and privacy. For the area and the expensive hotels this is the best value for the money. The kitchen and furnishings or perfection, it was clean, classy. Even had beach chairs and umbrella. We enjoyed our stay!
Gorgeous inside and out but not very private
Exquisitely designed, immaculate condo. Views were stunning! There is a small armoire in the master and NO closet so if you want to hang up a dress it just crumples in the bottom of the armoire where presumably the last guest stored their shoes.. A/C in master does not cool efficiently, runs all night and doesn't really get the room cool or lower the humidity much. We were there a week and the management company tried to get it repaired but could not find a service provider. They promised a small refund on our rental fee but never came through. I would not rent the unit unless they can guarantee the a/c in the. master is fixed. Our biggest issue with this unit, as stunningly beautiful as the interior and exterior are, is that it felt like being in a fishbowl, literally hundreds of people walk by the unit on the hiking path that runs in front of it and they can see in. You can see into the next door unit's living room and the unit next to you on the other side can see into your living room. If this doesn't bother you then i would say rush to rent this unit. If you need more privacy perhaps look for a unit that is further from the walking paths. The photos are taken so that the privacy issue is not apparent.
We used to stay at the Ritz. Having discovered Villa rental, not going back to a simple hotel room. We loved the unit and plan to go back.
Amazing Property with a beautiful view
This place is special. Tucked in right next to the ocean where you watch and hear breaking waves day and night. We got to see whales and turtles from the great sitting area in our bedroom. A perfect place to enjoy morning coffee.
The cleaning lady was leaving as we arrived and she did an amazing job! Everything was spotless.
The unit is very private feeling even though there is a walking path that passes the condo, and it is surrounded by other condo units.
Perfect Anniversary Place
If there was anyway I could give more than 5 stars I would. It was perfect in every way. Looking forward to coming back here in the future!

Loved It
Great location. Very nicely furnished. Beautiful ocean views, right on the water. Private feel.
Location and No Crowds
Kapalua Bay Villas is wonderful because it is a gated community, there is always open lounge chairs at the pool, the walking opportunities are wonderful and not crowded. This unit was right on the water and wonderful. The bedroom on the second floor had magnificent views. If I didn’t have to eat, I don’t think I would have went downstairs. The bed was very comfortable.
Amazing view
We loved our stay here. The view was amazing. Everything was very clean and put together for our arrival. There were two very functional mini splits, one on each floor, they kept everything as cool as we wanted. The host was easy to communicate with and accommodating.
A calm setting with breathtaking view

Lovely views and great breeze!
We arrived after dark. The code we were given for the gate did not work. I called the property manager and this issue was immediately resolved. It might be helpful to include a map of villa location.
Beautiful view, poorly furnished with bad AC
It is too bad that such a beautiful spot did not meet our reasonable expectations.
Positives; location and view.
Negatives; poorly maintained unit. AC was broken and they put in a portable unit (saw other ones being wheeled in next door) for the first floor that sounded like a freight train. It ran the entire time. The wall unit we were told would be fixed and it never was. We were there 9 nights.
Second floor never kept the place cool. Shower/bathroom had no AC or fan and was like a sauna. Poor ventilation.
Poorly furnished unit; no coffee, and we ended up buying some. The stove had not been cleaned and we turned it on like a forest fire. We ended up cleaning it ourselves.
We have stayed at Kapalua Bay Villas 6 times over the years. I would not return to this condo 30B2. The company who has the management contract to lease this should be embarrassed.
We always appreciate when our guests are kind enough to take the time to leave comments about their stay. It is this valuable feedback that allows us to hone our service offering to ensure we are always providing the best possible experience. This property is as close to new construction as it gets. The renovation was just completed less than a year ago. All of the appliances and high end furnishings are new including the AC system. New AC systems in this resort must meet or exceed strict noise abatement standards. Unfortunately, even with the best preventative maintenance, even new appliances can fail without warning. We scheduled the repair immediately but the earliest appointment we could get was 3 weeks out. A portable AC system was offered for the interim.
We pride ourselves on our cleaning staff. We do not outsource this important part of our service offering because only with our own employees can we maintain the high level of standards our guests expect. If we missed something, all it takes is a phone call to our onsite manager. This line is answered live 24/7. With staff on resort we can respond within minutes.
We do not provide anything consumable including coffee for a number of reasons, however, our on island full service concierge will stock the villa with up to $100 worth of groceries, including coffee of your choice for your arrival. We provide this service at no charge. This is a 5 star property located in a 5 star resort. We welcome you to experience it 🙂
Nice and convenient location.
Beautiful property with an amazing ocean view. The location is very close to the Ritz Carlton and a short distance to a lot of great restaurants.The condo is very clean and looks exactly as described online. The condo comes fully furnished with all utensils, dishes, bowls and cookware. We were very pleased with our stay, and definitely will come back next time. Thank you.
Couple’s first trip to Hawaii
Very few places look as good in person as they do in the online photos. This is a place that looks even better in person. The views from the main floor and from the master bedroom are simply incredible. It was so hard to leave!!
It was absolutely beautiful; location, rooms, amenities and all. Even within this Villa , this unit30B 2 had a stunning ocean view of sunrise to sun set without any units in front of us. We will go back again
Beautiful ocean front villa
You can see the sunset to sunrise. The ocean is front of you. the inside was beautifully remodeled, nicely furnished, and very comfortable. I will go back to this unit. We did not have to go anywhere . The view is better than any other restaurant

Fantastic Property in Great Location
We had a wonderful stay at the Kapalua Bay Villas. The location was incredible (literally ocean-front). The unit itself was exactly as advertised and was very comfortable for the entirety of our stay. In particular, the kitchen was obviously recently renovated (a nice bonus) and equipped with most of the essential cooking tools; the bathrooms were high-end and stocked with great personal products; the living areas and lanais were very nice and comfortably appointed. Walking distance to Kapalua Bay, Oneloa Bay, DT Flemming, Ritz Carlton Resort area, etc. Overall, we were very impressed and will certainly book again when we return to Maui.

Spectacular views!!
Stayed here for our anniversary and the views were just breathtaking. It was very clean, nicely decorated, and had a modern well stocked kitchen. We never really got a welcome call or note from the management and they didn’t notify us that an exterminator would be coming to the place to fumigate and that we’d have to be out of the unit for 2 hours after (so they came while we were out walking and we had left all our valuables out but thankfully nothing went missing..just would’ve been nice if they had told us). One other complaint is that the upstairs air conditioner unit did not seem to work as well as the downstairs. But, overall, we loved our stay and would love to come back someday.
Paradise
A beautifully updated villa with expansive view! There is no tub/soaking tub but a lovely master bathroom nonetheless. The beach just a few feet away is one of the best on the island. It is an absolute dream to stay at Kapalua Bay!

This Villa was absolutely beautiful inside and out. From top to bottom it was very modern and tastefully decorated. The views from the living room and bedroom simply can not be beaten and the sound of the ocean were amazing. Will definitely stay here again
