Spectacular views, peaceful location away from the crowds, wonderful home with everything a family needs to enjoy the incredible beaches just steps away from the back lanai.

We have stayed at 5 or 6 other villas nearby, this was the best of them. It was considerably more expensive than we were used to paying, but location is great and the decor is updated, very nice. Best Lanai and lounges!

I have rented many units from Aloha Vacation Villas and this one is one of my favorites. The location was amazing. Aloha Vacation Villas made sure we had all the information and answered questions promptly. This unit was very well equiped for cooking and beach activities.

VRBO contracts with Aloha Vacation Villas, who double-booked this condo. We booked with VRBO 14months before our vacation, but AVV moved us to an Oceanview instead of Oceanfront without even a partial refund. We had paid for our flights, so no other option but to accept it. When another oceanfront condo became available with 2 days left in our stay, Vicky from AVV would only move us if we paid an additional cleaning fee. I was speechless, and asked to get the oceanfront we booked, but she refused.

We had an amazing stay here. The unit is ideally located to have it all: a spectacular waterfront view, steps away from multiple swimming pools, and a short walk from Kapalua Bay Beach. Our young boys loved playing on the grass out front, and exploring the nearby volcanic rock fields. The unit was clean and modern. We'd happily visit again!

This condo is in a great, quiet gated community. The view from this unit is fantastic—it took some work to keep the windows clean to see the view. We were here nearly two weeks—family of 5. Rooms were spacious and pretty clean. The master shower is spacious, but the shower needs some glass surround because most of the floor ends up being a lake as it splashes everywhere. A/c worked great. Access to multiple pools, bbq, and beach is top notch. Unit needs more towels. Beds are terrible— i’m 35 and got a bad back tossing and turning on the master king bed. Probably would stay here again if the beds were replaced.

Check in process was very easy. The condo itself sits right on the cliffs and has a fantastic view of the ocean. Condo is kept very clean and has some nice updates in the master suite. Two twin beds in the 2nd bedroom are great for kids. Kitchen is decently furnished, though missing some items like sheet pans. We didn't plan on doing very much cooking this trip so it worked out fine. HOA was working on the building, so our view was partially obstructed with scaffolding, we were made aware of this in advance and property management was great. Condo does seem to have a minor ant issue, not sure if this is due to the construction occuring on the outside but we did need to clean up ants inside each day. Great location and walking distance to Kapalua Bay which has amazing snorkeling. Would definitely recommend this property.

You simply can't beat this view!

The views from this unit are simply fantastic but be prepared for wind. Beaches are a short walk away and the kitchen was very well equipped. The unit is a little stark (all white) and could have used a chair and luggage rack in master but otherwise, well done.

This was a great place to stay. There were turtles in the bay right in front of the place. There was a great place to snorkel that was 5 minutes walk away. Great walking trail. The only thing bad was the WiFi and TV stop working two days before our departure because the owner didn’t pay for the service. The service guy that came out was great but he couldn’t do much since Spectrum shut off the service due to no payment. No tv was fine but we needed WIFI to check in online for our flight out. Considering how much we pay for this place, it was disappointing.

Everything was as I remembered pre covid year, it was just as clean and bug free. I am a repeat customer, because I enjoy working with the property managers as well as Victoria. They refurbished the property with a lot of new appliances and kitchen ware. The only comment I have is that the cleaning crew should do the side windows by kitchen and 2nd bedroom, and leave more bathroom toiletries.

Once I canceled, they re-rented the property yet I only received the cleaning deposit back. They received twice the rental for that unit. I will never deal with Aloha Vacation Rentals again - will never go to Maui. I had hoped that they would operate like the other islands, but no. I say don't rent from them.

This condo was amazing. Everything has been upgraded and so comfortable. The view was perfect with a short walk to the water. Kitchen had everything you needed for cooking and close to both pools and grills.

Gorgeous view. Well stocked. Easy check-in. Only issue was it took a few phone calls to arrange the mid week linen change. My other suggestion is I wish there had been a recycling station available. We ended up putting a lot of recyclables in the trash. But, the property was perfect. Would love to come back!

For a family of four this place had wonderful accommodating space! The 2 bathrooms were very oversized and had another smaller bathroom. We enjoyed eating meals looking out a large window to the ocean. The scenery was beautiful!!!!

The property had a beautiful view. There were a few minor issues. The glass in the second bedroom bathroom was cracked and there were some screens on the side that were broken.The only other problem was when we were sitting out on the lounge chairs there was a parade of people who walked by too close on the grass. Not very private. The unit was spacious and very comfortable. We had a little bit of trouble with the TV controls but that was probably just us.

The location and view are amazing. This is our 6th year at Kapalua Bay Villas and our 3rd rental unit. Overall, the location of this unit is amazing and morning coffee on the lanai right next to the waves crashing is a great way to wake up. A few additional comments though. The condo is a bit dated and in need of some attention. The kitchen while well equipped is small. The unit is advertised to sleep 6 DOES NOT! The sofa bed mattress is old, thin and unusable. You are basically sleeping on metal springs. We had family members that had to sleep on lanai cushions until the unit manager brought us a roll away cot. I will say the rental manager was wonderful and very responsive, but this issue has been noted in past reviews and either needs fixed or the unit listed as a 4 person only. Otherwise, we had a great time and the location is perfect.

Kapalua Bay Villa 30G4 sits on a lava bluff with spectacular views and is located in Kapalua which is a high end resort area with beaches both north and south of the unit. It is large and mildly well equipped (could have used boogie boards). The unit is fair condition but is dated in areas like the kitchen. Only real negative is that it is so close to the ocean that it is wet and musty much of the time, at least while we were there during heavy surf. The air conditioning in the bedrooms puts off a musty smell so we turned them off in the evening and just used the fans.

All I can say is, Fabulous every year we return. The property was clean and well stocked of all the kitchen necessities. The best washer and dryer of all the units in the area!! Needless to mention, whenever we had a issue with the property, we just called the property manager, and it was done lickety split! That guy is a keeper, pay him the big bucks! We will see you again next year!

The oceanfront view is breathtaking. The condo looks like it\'s in the process of being updated. There are 2 of the 3 bathrooms that are more modern however the rest of the space is a bit outdated. We had trouble with hot water in the bathrooms. We didn\'t have any for the first 2 days we arrived. I called on-site property management to rectify the problem. They responded professionally. The sofa bed is NOT comfortable for anyone to sleep on, not even children. The beds in the bedrooms are comfortable. Kitchen is small but stocked fairly well with necessary cooking supplies.

Best place we have ever stayed. Period.

Totally enjoyed our stay. Beautiful view. We liked it so much, we got home and reserved top and bottom villas for next year at the same time to bring family. Thanks for a wonderful experience! Quiet area only 15 minutes from nearest city and grocery. No crowds. Private beach. BBQ pits and pool area was great.

Overall these were wonderful villas in a magnificent setting. They were clean, well-equipped, and very comfortable. The view was magical with the crashing waves & breeching whales. Had a couple of maintenance problems--- one malfunctioning TV, one shower with only warm water, and a construction crew that began sawing and hammering on the condo up above at 8:00 am while folks were still sleeping. In spite of these annoyances, I would give it a very high recommendation!

Location, facilities, service - all was outstanding. Beaches very close, beautiful view from our condo. Setting expectations - we don’t expect perfection, in terms of the physical aspects of the condo. This one was in very good shape, but not perfect. Fine with us.

We knew going in that the unit had recently been purchased and that the new owner had not yet renovated. So we expected it might be run down and it was. However the powder room had been renovated beautifully so we imagine big things are coming for this villa if that is the standard they want to achieve. The location was both good and bad. It was very close to the lava cliffs and the views were spectacular. But with such a small piece of grass in front of the lanai,there was a constant parade of people walking in front of us and engaging in conversation. Fun until the 10th interruption in an hour. Still, we had a wonderful vacation; how can you have a bad time in Kapalua? Thanks to Aloha Vacation Villas for their service - they were great!

I am going to give this place 5 stars for sure because: #1 - it is awesome and it has #2 - by far the best view of all the other ground floor units. The unit itself wasn't perfect in some respects but we were able to meet the new owner as she was on-site to check things out and look for areas to here is what needs improving: patio lounge chairs rusted and broken and some of the fixtures, etc need to be updated at some point soon but other than that.... it was all great!

Property was just as we expected. Great location and well maintained. Door lock code did not work on arrival but management company responded immediately with a working code.

We stayed at the Kapalua Bay Villas last week and had a fabulous time! Can't beat waking up to this breathtaking view! You can catch the hiking trail in either direction and it's a short walk to two different beach areas. You will see lots of hikers walking, but didn't bother us from a privacy perspective. 2 pools are very close by, one to the right of the unit has an ocean view. They are very well maintained. General condition of the unit is clean. It could definitely use updating, bathrooms are old, refrigerator wasn't very cold. I gave only 3 stars for general condition partially because sleeper sofa is not usable in current condition. It needs to be replaced. Even a child would be uncomfortable on it. Overall though, it's a great unit and although it needs updating, everything functions. Truly, we did not spend much time in the unit except to sleep and bedrooms were comfortable. We would definitely stay there again! There is also a variety of snorkel equipment in the unit, a few beach chairs and a few coolers.

Easy booking process! The agent at Aloha Vacation Villas was extremely knowledgeable regarding the property and provided lots of great information both prior to booking as well as during a phone call during our visit. We have been to Maui a few times previously...this trip was by far our favorite. We loved the location and felt we were living a dream for 10 days. Next time, I will book the same villa if available. If not available, I would book another in the same community. It was nice to avoid the crowds of a large hotel or condominium. Having the extra space in paradise was incredible. The view is absolutely insane from the villa. The ground floor villa is also in a great location. There is a trail directly behind the it that leads to a really nice white sand beach (two minute walk to the right) and a beautiful bay with excellent snorkeling and sea turtles frequented by locals (five minute walk to the left). The view in front of the villa was so fantastic that people walking along the trail would consistently stop and take photos. The villa itself was clean but dated. The view and location more than made up for it. The bed in the master bedroom was comfortable. My children did not complain about the beds in the second bedroom. If I owned the villa, I would update the flooring, kitchen and bathrooms. There is a lot of wasted space in the bathrooms. If this were my investment property (and the rules allowed it), I would update the property to utilize the wasted space and add an extra bedroom. The villa is plenty big enough to hold 8+ rather than sleep six and could likely bring in more rental dollars with this type of update. On previous trips to Maui, we had encountered bug/ant issues. The booking agent suggested keeping all items in the refrigerator, including items that I typically wouldn't refrigerate (uncut pineapples, opened cereal, etc.) Her suggestions seemed to work and we were critter free for

Everything was as promised in the description. Check-in and out was easy. Everything was in great condition and the location cannot be beat.

The condo location was the absolute best we have ever stayed it. We were literally right on the ocean and would sit out on the lanai and watch whales jump for hours. Our kids loved the pools and we were walking distance to Fleming Beach and Kapalua Tennis Garden. Highly recommend! Aloha.

"AWESOME" Every day of my stay st this location is better than the day before. We have been coming to Maui for 15 years, and we've been privilege to stay in a number of locations in and around Kapalua but this particular unit is by far the best of the best. Can't wait to get back.

The view was wonderful and the condo met our expectations.

We had read some mixed reviews about this place but could not resist the location. I looked it up on Google Earth and it couldn't have been any better. The complex where it is located was exactly what we were looking for. We did not want to be in a tower with 700 other guests. We were pleasantly surprised to see that it had a 3rd full bath. Pros: 1. Ground floor, ocean front. 2. Spacious, well laid out. Very comfortable. 3. Parked our car right at the unit. 4. The Kapalua Coastal Trail is 30 feet from your door. 2 minutes to the right and you're on an almost private sandy beach. 7 minutes to the left and you can snorkel with sea turtles. 5. Village Center is walking distance. 6. Three great pools in the complex. No crowds at the pools. 7. Three different zones for the AC so we were all comfortable. Cons: 1. If you're a tv nut, you'll be disappointed. All 3 need to be upgraded. We don't watch tv, so it didn't matter. 2. Some of the windows don't open. We ran the AC the whole time so that didn't matter either. Enough of the windows do work to get hurricane force winds in the house if you want a breeze. All in all, if you're looking to stay somewhere with a spectacular view of a beautiful, rocky beach within a very short walk of sandy beaches and s snorkeling hole, this place is perfect. Sea House restaurant for breakfast is less than 5 minutes. Honolulu Store in the Village is also less then 5 minutes, It is about a 5 minute drive to Kaanapali and maybe another 10 to Lahaina.

Conflicted on this review. The location was amazing, could not get much better. Walking into the unit and seeing the beautiful ocean and horizon. The family that owns this property is nice enough to rent it out to others to enjoy this piece of paradise. The unit itself is in need of TLC. First, unless you want to wake up at 545 every morning, bring some foil to cover the master window. The blinds are made of a paper-like material and do not go all the way to the floor. This was highly disappointing for someone who wanted to be able to sleep later. Second, there is mold on the pocket door that needs to be cleaned off. The metal on the lamps is rusted and need to be updated. Fixtures throughout are straight from the 70's. There was a very large dead bug next to the bathtub in the second bathroom. The tile in the 1/2 bath was rusting, crumbling off the walls. For over $3K a week, I did expect more. That said, the location made for a good memory. Great experiences with the small beach and golf course.

The views were stunning, BUT the unit is very worn, needs updating and attention and way too many cockroaches. There is so much corrosion that the bedroom sliders can not be opened (safety issue).

This is a great house and location for two couples wanting combine the ocean with golf. the unit is right off the ocean hiking path, 50 yards to the beach with great views of the surf crashing on the rocks right in front of the house.

This was the 2nd time I stayed in this villa. We enjoyed it so much the 1st time, we had to return. The condo was really clean, the bedding in the master bedroom is new and very comfortable. The patio furniture is also new and we enjoyed the views. Great for whale watching and we saw spinner dolphins nearly every day! The kitchen is very well equipped, the beach chairs were brand new and also very comfortable. We brought our small blue tooth speaker for music and a small cooler which fits easily in our suitcase. Once again, I was very pleased with the property and we had the best vacation ever. We'll be back 🙂

What a fabulous location!!! Loved our time here,wish we could have stayed longer. Our only concern was that the wi fi was pretty unreliable.

Our condo was a major contributor to our delightful holiday. The management had upgraded linens,kitchen appliances,new shades and fresh paint. The setting was ideal with views of the ocean that are breathtaking.The management was supportive and helpful. Access to some of the best snorkeling beaches,world class golf courses, top notch restaurants,and shopping further added to the quality of our vacation.

Killer view. Proximity to shore great. Loved the property of Kapalua. Layout and space in condo great. AC was awesome. Appliances worked well. Unit being dates did not bother us at all. Suggestions: tattered chairs and paint peeling was disapponting. Every VRBO I have ever had for a week has day coolers for use of guests, also have things like left over salt and pepper and spices, kind of pay it forward. Only VRBO I have had in last 6-7 years that did not have iPhone compatible stereo. Recommend adding a few towel hooks in bathrooms, cheap but nice to have.
Nice touch to deliver groceries up to $100 for no fee.

We have stayed at Vacation Villa condos at Kapalua many times. All have been wonderful experiences,but this stay may have been the best. Beautiful condo in a perfect location. The view was fantastic! The furnishings were comfortable and the customer service was outstanding. Jake and his team were top-notch! They made our stay relaxing and easy. We will be back!

Enjoyed a weeks stay at the Bay Villa. The description of the property was accurate. Beautiful view. Condo really could use an update. Tired! Could use some bath mats in bathroom. Very slippery tile floor. Property was clean. Left 2 bathing suits in dryer and when we called back about them found out they were thrown away.

Villas turned out to be even better than the photos on the site. We were very pleased with the unit and the views.

Two things about the condo- had an ant problem and the light at the top of the stairwell was out so it made is difficult to climb up or down stairs in the dark.

Overall the condo was satisfactory in terms of condition, could certainly use an update but the location and view were outstanding.

We had a great time and would recommend it to a friend.

Older unit; great location, nice views. Air conditioner works poorly and the unit has little privacy so that windows need to be closed (other guests smoking outside the windows). Upgrading A/C will greatly increase its appeal.

Nice place at first glance but not as clean as we would have liked. For that price, kitchen cupboard doors shouldn't be sticky and the place shouldn't smell mildewy. We also had cockroaches. Fantastic view.

The condo was in a beautiful location, just as described. Easy access and centrally located to beaches and the coastal trail. Very helpful staff. We had a wonderful family vacation, with six of us in the condo we had plenty of room.

This is the second time we stayed in this unit. For us, this condo is HEAVEN! The condo is absolutely gorgeous. It was clean, well maintained and we couldn\'t ask for a better experience. You can actually see whales, turtles and sometimes dolphins from the Oceanfront window!!

Our second time in the unit, best location we've stayed in Maui - our 6th time in 9 years. Will be back.

If you like unobstructed waterfront views of the Pacific and Molokai, this is your place. Incredible views of ocean, wales, and turtles with convenient location. Only downside is privacy is somewhat limited because the condo is so close to waterfront hiking trail, lots of hikers, runners, and people just taking in the view. No big deal unless you like absolute privacy. Would stay here again in a second.

We had a wonderful stay in this villa. The location was perfect for both pool and beach play. The villa was outfitted with anything we needed and the property manager was helpful with the "extras" we needed for our baby!

The only drawbacks to this property were the walking path on the oceanview side of the property and the fact that it hasn't been updated. The view and the location far outweigh these minor inconveniences. The management was very professional and accommodating. Less than 5 minutes to the Kapalua Bay course and around 10 min to the Plantation, two of the best courses on the planet.

The views were awesome. Condo was clean and in pretty good shape. (Cleaning staff should be instructed to clean under the beds and behind the headboards and night stands). The stairs going down to the condo were a bit of a problem for our older guests. The condo was very spacious. Three full bathrooms were great. Pull out couch very uncomfortable for adults. The condo is large but only sleeps 4 comfortably unless you have small children who don't mind the pull-out. The seceond bedroom has two twin beds. Central air was nice after we asked for maintenance. I called in the morning and by the afternoon the a/c was repaired. The trade winds also helped us cool off. I would stay here again for the views and space. It would be great if the second bedroom had two queen beds.

The property management company was truly outstanding. Jake Jacobs and staff were very responsive to our requests and were a pleasure to deal with. Had we been any closer to the water we would have been in the ocean. Dining room surrounded by glass on 3 sides featured some of the finest vistas in the Bay Villas. Great views of Molokai. Volcanic rock leading to the ocean was literally 5 paces off the lanai. 30G4 is probably due for some window covering upgrades but that certainly did not detract from the beauty and desirability of the location. I would definitely stay there again!

Our group rented 4 villa's for our daughter's wedding. We stayed in this unit--which has absolutely the best views. We had one small issue with the unit, and the property management company responded immediately and corrected it. I would highly recommend this property management company to assist in booking etc.

Good location except no sunset---and don't expect weather as good as farther south on Maui.

The condo was in a great location, but you do go down a set of stairs to get in. The living areas are all spacious and comfortable. The kitchen/baths are a bit dated, but perfectly functional. If you don't need granite countertops for a good time you will be fine. Rental company responsive and helpful, provided passes for Kapalua Spa which we enjoyed.

Fantastic, will come back in spring or fall

This was our first stay at Kapalua Villas 30G4. The unit was in a good location with a terrific view from a rocky bluff over the ocean. A sandy beach for swimming was only a few minutes walk away. The pool overlooked the ocean and was small but clean and a comfortable temperature. There is a walking path along the coast that passes directly in front of the condo so it never feels remote but we found it entertaining for people watching. More often than not we had a steady breeze from the northeast that kept us cooler. On a few days the wind was uncomfortably strong. The unit had a spacious two bedroom floor plan with mostly tile floors that were easy to keep clean. The living & dining room windows had a wonderful view of the ocean (we washed the salt off mid-stay to improve the view). The living room furniture was very comfortable. The unit showed wear typical after thirty years but everything was in working order. The manager was very helpful and responsive with several small requests. The kitchen needs some new drinking glasses, wine glasses & utensils. The knives were very dull and we bought our own. The wood cutting board needs to be replaced. The Verizon phone service was good but the ATT service was poor. The wireless network required both a wireless password and a browser sign-in that worked fine with the laptop but caused problems for both the ATT & Verizon smart phones. Many days I had to walk up to the parking lot to get an ATT 3G connection to get the wireless log-in started. We would definitely consider this unit again along with the other good locations we have found on the island.

Very happy with our stay here. The villa had lots of room and pretty much everything we needed. Loved being able to walk down to Oneloa Beach (about 150 yards away) for a quick bodysurf. Definitely a windy area compared with neighborhoods farther south, but otherwise really pleasant. And Vicki and the team at Aloha Vacation Rentals was consistently helpful and responsive.

The outside furniture is very tired---but for us it was so windy we couldn't use it anyway. Manager Jake and his aide Joe were very responsive to all suggestions.

A spectacular location and setting.

Unit was beautiful and in a fantastic location. Tastefully decorated, but could use a few more kitchen utensils, dinnerware, etc. It was nice having a washer/dryer in the unit, but the machine was very small and could not wash more than 3 beach towels per load. It was also very noisy. The unit was equipped with a TV and DVD player, but no radio or stereo, ipod dock etc. Music would be a nice addition.

The setting couldn't be beat, the condo was a bit dated but wasn't missing any amenities. Overall a beautiful place to stay.

The vacation to Maui was fantastic. We did Kayaking, snorkel tour, Heli tour, Luau, zip line and more. What fun!! 80 degrees each day. The staffs (Jake, Joe and others) at the villas are great. They responded to every request. Karen at the concierge service took great care in booking our adventures. Thank you to everyone who helped us. Regarding unit 30G4, the ocean view is beautiful. But, the furnishings need serious updating. The blind in the MB is a vertical plastic blind that did not function, and fell apart. There is an outside night light just outside window that lights up the MB all night. The TV in the MB is basically a computer monitor. The TV/DVD in the living room is old and not a very good HDTV. The beds were very comfortable, which is important to us. Did we have a great time? YES!! We believe the next time ocean front is not necessary. Ocean view would be good enough. And there will be a next time.

At first, I was skeptical about booking this villa because of some of the negative comments (that appear to have been deleted). But after staying in this villa I have to say my family and I were overall very satisfied. The villa\'s location is superb. Yes, the unit needs updating and minor fixes, but it was clean and functional. I would like to see the owners give the property management company the support it needs to make this the top rate villa that it is. Nonetheless, we would book this unit again.

The location of the condo is amazing. Incredible view and relaxing atmosphere. The complex is great but the condo is a little worn and could really use updating.

Bottome line, would not return to this specific location. Here are some general pros/cons Cons 1.Bed was horrific and rock hard. My body ached every morning. 2.Cockroaches were there which ruined the amazing view for my wife. 3.This is the part of the Island with many more clouds and showers. It is amazing how just 20 miles on a small island has such different weather. Pros- 1.You can’t get closer to the water over the rock cliffs. The scenery was beyond majestic and stunning. 2. The resort itself is quite lovely. The pool has a very high end BBQ and all granite area. Was really pleasant. Bottom line, due to the terrible bed and the cockroaches, we would not return. I don\'t know if Hawaii is infested with these little guys or just this building but it was pretty hard to sleep. We found several on the floors.

Best location I've ever stayed at, right on the ocean with beaches near by it was beautiful.

We the property was not maintained too well. This is not your fault, but the owner\'s planning. The house feels old and outdated. There are corners that just cannot be cleaned. We\'ll recommend friends to contact you guys, but will caution them about this unit.

This location & property are ideal. Close to great beaches for snorlelling, like Napili & Kapalua. Great ocean views & whale watching from this condo. Upscale property near five-star dining like Merrimans and Pineapple Grill. This particular condo was a litle worn-out & dated, i.e.- rusty ironing board,dated kitchen & baths, but the price (a bargain) reflected this. Overall, we were very happy & had a great stay!!

We arrived through all the nearby construction (Honoapiilani road and Ritz Carlton) only to find that painting crews were all over the building where the condo was. Management had emailed us less than one week prior to our departure for Maui that painting was \"in progress\" on the unit, but we were not prepared for all the workers, ladders and a hydrolic lift outside of every window for the entire stay. The lanai and outside furniture was covered in a layer of dust from recent sanding and the outside of the unit looked battered. The onsite project manager was kind enough to keep away from our unit when we asked, but it was hard to aviod the sound of nearby power-washing, sanding and hydrolic lift noise. We were not notified at all about the massive Ritz Carlton construction project nearby. Playing tennis on the Bay Villas tennis courts was anything but pleasant due to the construction noise, and you had to navigate through boarded roads, flagmen and tractors each time coming and going. The condo is showing its age - furnishings were ok, but every room had something that needed repair - a closet door off the hinge, rusted shut blinds, dripping faucet, wobbly patio table, etc. The kitchen is very small and not adequately stocked. The dull knives were rusty, the wine glasses foggy, the handles are falling off the pots/pans, and the cabinet doors are sticky. The location along the bluff is quite nice, and the view would be spectacular if the windows were cleaned more frequently. We enjoyed Kapalua, but we feel this property is overpriced and not taken care of. We won\'t rent through Aloha Vacation Villas again.

Great location, very helpful management, excellent price but a little bit run down.

The view is amazing and the amenities were good. Some of the bedding was older, but the other linens were newer and fresh. We had to wait a couple of days for the washer to get fixed before we could use it. The unit was fairly clean.

The furniture is a little worn and many of the windows are broken. The soap in the bathrooms, kitchen and for laundry was a nice touch. Our main problem was the yard work. We booked this property because it was supposed to be easy to get into around the side via the partial sidewalk and grass and one person in our party uses a wheelchair. The grass was replaced a day or two before we came and it was a mud hole the entire time we were there. It was very inconvenient as we had to either take the gravel path up behind the unit or carry her up fifteen stairs. Jake tried several options and said he could move us up away from the water, but we decided to stay by the ocean as we are from CO and again booked this unit for location. Also, there was no sidewalk to the pool that is accessible. Great location - good price. Overall, a nice place but wouldn't recommend it for someone with disabilities, as it just doesn't work.

The location and view was spectacular. The condition of the property was embarrassing. I wasn't comfortable using the kitchen utensils and dishes. The glasses were cloudy I found a greasy pan in the cabinet that hadn't been cleaned.The refrigerator door is rusted on the outside. I had to replace the coffee pot because sparks flew when we turned it on. The guest bathroom electrical outlet wouldn't support two chargers without blowing the GFI. Overall, I felt like I was in a $100/month apt with million dollar views. The property needs serious renovation.

The TV was broken and took 2 days to fix. The portable phones were broken. The replacement was a single phone that you had to kneel down to use. The Internet didn\'t work and took 2 days to fix. Other than that, things were o.k.

Great place to spend time but you do need to get used to the windy conditions. The location at the top of the cliffs and in Kapalua means that it is always windy and if there is wind in the other parts of the island, it is that much windier here. But other then that, the location was fabulous. We watched the crashing surf and breeching whales while eating at the dining room table. The unit is large, well laid out and in good condition (the bathrooms could use an update soon but still in good condition). Loved our stay and will come back.

One of the best locations possible - right on the ocean, ground level, close to pool and a great shore walking path. Management Company and those at Kapalua are top notch as well. However....cleanliness and unit up-keep are an issue. Many walls were stained and needed cleaned/painted; ants in kitchen/dining area; fridge (outside), fans and dryer closet needed attention. TV in bedroom didn't work, kitchen hardware broken, drawers don't properly fit etc. Not the level of condition and cleanliness you expect to pay for such an elite location and cost!

Windows needed washing and place needed a few upgades. Fake plans were rusted and falling apart, the TV was old and the gneral kichen items were OK but needed to be restocked and cleaned.

The pictures tell the truth with the spectacular view from every room. Both bedrooms are ensuite with huge Japanese style bathrooms. The unit is spacious, clean, well equipped and located in a beautiful area directly on a popular coastal trail with tide pools, great beach access and turtles spotted each morning. Only negatives are wind can be strong, hikers in your front yard and no view of sunset. However, these are minor and we thoroughly enjoyed our stay and would return. We would suggest that owners provide a "visitors guide" to give information on local restaurants, snorkeling sites, etc. to help visitors orient.

The condo had the most gorgeous panoramic view of the ocean! The view from the front dining room was beautiful so having meals there was very special. I did not like how windy the location is....only problem we had.

If your looking for quiet and relaxing its great. Not sure if it was a windy week or if exposure to the ocean meant more wind than other units. Trade off between fanastic view or shelter from wind? Unit was in decent shape and well stocked with dishes, cutlery, etc... Pools/BBQs were clean and easily accessible. Mostly tile floor which is way better better than another unit we saw with carpet throughout. Generally we were comfortable with our stay and would consider going back. The only real negative was we saw the odd dead cockroach (4 over 9 day stay) and cleaning staff could clean behind couches and under beds a little better.

When can we come back?

AC in master BR went out. Mgmt helpful seeking repair, although slow due to holiday weekend. Also very helpful she locked out of safe.

Highly recommeded.
