Great location, comfy condo
This was a fantastic location and the condo was roomy and comfortable, with a nice beachy vibe. I loved the mirrored wall that captured the view of the ocean and reflected it so it felt like a panoramic view of the ocean from every part of the living area. The bathrooms are super dated looking, but they were very clean and everything worked well (nice water pressure, etc). We loved having the slider right out to the sidewalk. Since I read about a million reviews and not a single one mentioned the sewer smell, I will assume this was an isolated incident the week we were there and that the unit isn't always downwind of the awful smell of raw sewage! Other than that, I would suggest a better equipped kitchen (we were always running out of forks and plates) which is an easy fix for the property owner. All of the screen doors and sliders need some work- the screens were totally off track, but when I messaged the office they got right back to us and "fixed" them while we were at the beach (we gave them permission to enter while we were not home). They didn't truly fix them- they need to be replaced, but they worked well enough for the rest of the stay. We stayed with another couple and loved the privacy of the two bedrooms on opposite sides of the condo. It would also work really well for a family of 4 to stay. I would stay here again in a heartbeat!

Great Landing Spot for Exploring the Island
Two floor unit with nice views gave us space to spread out! Easy ground floor access to the pool and walkway to the beach - no complaints. Excellent property management on-site.

Great location, comfortable & spacious place
I have nothing but good remarks for this villa. There are gorgeous ocean views, easy walk to the beach, park and pool. The villa is comfortably furnished and quite spacious, attention has been paid to detail. The manager on the property was very responsive and pleasant to deal with. This place is a gem on a gem of an island!

Nihi Kai 202 Comments and Suggestions
Another fabulous stay in a great place. It was nice to see the update with the new carpet. I agree with other comments in the visitor guest book about how great a high top table would be for the lanai so the fabulous view is not obstructed by the railing. Also would love to see a king bed in the master bedroom, as the queen does not fit two adults comfortably.
I understand renovations are happening to the exterior of the building next year. I would like to suggest that if new signs are being put on the lanais, a comment about perhaps using “inside or quiet” voices on the lanai would be great. Some people talk so loudly out there that you can’t have your own conversation. Also, more NO DIVING signs would be in order for the pool as it seems the one sign is not being noticed by many.

Needs Air Conditioning!!
This unit is located in a lovely resort with beautiful gardens and well maintained pool and Poipu is a great part of Kauai. Unfortunately the owners of this condo have not installed air conditioning and we were very uncomfortable as the Trade Winds were not active and humidity was unusually high. It was unbearable. This unit needs a lot of upgrades. The master bathroom is so old and unsightly and the fixture in the master bathroom shower was extremely hard to operate. The toilets must be original and creak so badly when you sit down because they are connected to the wall with a block underneath which we assume keeps the toilets from falling off. We had a list of other maintenance issues which we gave to the resort manager, like 3 slats missing in the blinds in master bedroom and toilets not flushing properly. The manager had the toilet issues resolved, to the best of their ability, and was very helpful! It’s a shame because the view from the balcony is nice but without a/c relief we would never stay in this condo again. Come on owners, upgrade your condo!
Aloha Gail, please note that we have several units as Nihi Kai with AC for your future stay. At this time, this particular owner has chosen not to add it. Also, the unit is rated a “Island Casual” which is clearly defined as “Unique rentals that provide value and comfort for your family. They meet Parrish Kauai’s minimum quality standards but are not recently updated.”. We offer plenty of other units that are upgraded for your next stay, including many that have AC as well. Unit is in a lovely complex, great location to beaches and Poipu. Unit is in serious need of updating especially the 2 bathrooms. They are circa 1979 and seriously it felt as if the toilet would fall off the mounting on the wall if you tried to sit down with your full weight. The LR furniture also needs updating, its well worn.
Aloha Kenneth. You are correct, Nihi Kai was built in 1979 and actually this owner is an original owner at NK. I understand the “dated” comment and thus the unit is rated an “Island Casual” such to set the right expectations. The photographs accurately represent the unit and many pick this unit because of the value it offers given the location and view. For you next stay, we can guide you to a Premier or Premier Plus which is fully upgraded. Please know, the toilet will not fall off the wall and that we are working with the owner to recover the LR furniture as well as replace the carpet in the entire unit. Mahalo.

Perfect location, perfect place
Our family of four just returned from a lovely stay at this condo. We absolutely loved it and will definitely stay here again if we come back to Poipu. It is perfectly located, out of the hustle and bustle of the resorts further down the road but still right across from the ocean. The views are stunning and the cove right across the street nearly always had a group of sea turtles hanging out. The kitchen was well stocked (which was great for us as we cooked in most meals). The pool is right next door, visible from the lanai, and just the right size (smaller but perfect for families with younger kids like we have). The bedrooms are located at opposite ends of the hall each with a large bathroom making mornings and evenings really easy as we were not all on top of one another. Everything worked well and we loved having the washer and dryer. The living room furniture is really comfortable and each of us ended up sleeping at least one night up on the couch (since it has big sliding glass doors nearby it tended to be a nice cool space for sleeping). The only “complaint” I have is that we wished the table and chairs out on the lanai were taller (bar height). The view from the lanai is absolutely amazing but it was hard to see when sitting down to eat. You won’t go wrong booking this place. We are already thinking about booking it again!

Wonderful view, we could hear the ocean every night!
We loved being able to walk to the beach and brenneckes, the view was amazing, and the property was beautiful. The inside was a bit outdated, pink carpet and blue bathroom, but was mostly clean. Would definitely stay again.

The view & location were wonderful
It was our first visit to this property. We were impressed with the view and really loved the location. The grounds were beautiful. The grounds keepers were friendly & helpful. Our main complaints were that the pool closed too early and the toilets sounded like they were going to fall off the wall.

The pool hours are standard (8am to 8pm) which is done for safety (no lighting) and even more so to help ensure a quiet time at the property. Sorry for any inconvenience. Older and not well maintained - "island casual" may be code for "in bad shape"
Good location as far as limited beachfront in Poipu goes (as opposed to Kanapali with numerous condos on waterfront, for anyone who has stayed in Maui and can compare). The grounds are well maintained. Be very careful if booking at Nihi Kai – check the unit numbers on other reviews… Some seem to be in excellent condition, #202 is not. Also beware dealing with Parrish – if your unit is nice and you are happy, I’m sure they are fine to deal with. Check the better business bureau (revoked accreditation) for what they are like to deal with if your unit is substandard/has deficiencies. Our experience mirrors those described in other negative reviews. They maintain they have no control over things breaking down and will not move you (even if you are willing to pay extra as we were). US $300/night is way out of line for missing blinds, broken patio door lock, poorly functioning taps/light switches, stained dirty carpet, rusty and stained shower/tub units, and poorly functioning toilets that overflow. Parrish did eventually remedy the security-related problems, but takes the approach that dealing with such major complaints is the limit of their obligation, rather than inspecting units and dealing with problems before your arrival; they appear to be concerned only with customers not suing them due to required contract signed; customer satisfaction is irrelevant for them. No refunds seems to mean that they have no responsibility to provide quality accommodation.
Aloha 72corey, We have had many people love their stay at 202 and we are sorry we had a few minor maintenance issues deterred you from enjoying the unit. There was no reason to move you as all your complaints, while valid, were not reasons to move you to another unit. We apologize we missed this items during our prearrival check and we will work with the staff to ensure that does not happen again. The faucet was lose and was repaired the same day your reported it along with the lock on the slider. New blinds were installed the next day (you incorrectly state there were none when actually they were only missing a few slats). All the other things you list here are new and were not reported to us by you, however we will thoroughly review the unit. In terms of the BBB, actually we chose not to renew our membership as we found there was no value added so their now stating that our “revoked accreditation” is meaningless. Again we are sorry we missed these few items but again believe that since we did in fact take full responsibility and immediately addressed them, there was no justification for any refund. Mahalo.

This is a great condo. Over looks the pool. The downstairs slider go right to the pool. The deck overlooks the ocean. Its a great location for the price! Its a 5 min walk to baby beach and a 2 min walk to brennecks beach. The condo is a little older. Everything was very clean. They supplied everything you need from toiletries to beach towels. The house is very large. We had 2 adults, a 11 year old and a 2 year old. We had more than plenty of space. My one complaint would be there is no air conditioning and it stays very warm in there at night which made it uncomfortable at times. There are fans in all the rooms but sometimes it wasnt enough. You could leave the door open but I felt weird doing this. Would definitely stay here again! We love Kauai and cant wait to go back!!!

Exellent location. Close enough to walk to the beach, or get away to the room or pool.
We stayed at the Nihi Kai Villas and had great accommodations. Our condo was close to the water and park. It was very clean and quiet. My husband and I stayed there with our son and his friend and we had a wonderful time.
