Home away from home! We fell in love with the unit as soon as we walked in and also got sad that we will be staying here only for 5 nights. Extremely well appointed unit that had everything we needed and extras (beach chairs, mats, coolers etc). Gorgeous ocean views from the beautiful balcony, the bedroom and the living room. Ceiling fans and pedestal fans were a nice to have, we loved sleeping in fresh air without any AC or heaters. Excellent customer service! The staff was very responsive to our questions which was very impressive. Beautiful well maintained property grounds, no less than a botanical garden. A perfect vacation experience!
The complex is in a great location and management was fantastic, but property is in need of work.
This property is in a good location with an easy walk to two beaches. The complex is well managed. Staff were excellent communicators and it was very easy to check-in and out. Parking was easy, the grounds and facilities were all well kept. However, as other reviews have stated, this property is in dire need of a refreshment. The appliances and TV were newer but the bathroom and kitchen were very dated and worn out. All kitchen utensils, cutlery, dishes, glasses, pots and pans etc. were scratched, worn out, and should be replaced. They looked like someone picked them up at a garage sale as they were all mismatched. In the bathroom, all of the metal surfaces, such as the shower curtain rod, were rusty. The tub was stained, discolored, and corroding along the floor line. The bathroom fan was not working. The TV was good and had a good selection of channels and streaming services. The only source of music was an old iPod player that had the original wide iPod docking station that hasn\'t been in use for many years. There is a land-line phone, but it is not connected to a line so therefore is unusable. They provided beach chairs and a cooler. unfortunately the chairs were also worn out and torn. We didn't use them as we were afraid that they would fail. The lid on the cooler was broken. The place needs some updating and TLC.

We had the best time at Niki Kai #807! The condo had everything we needed (we took advantage of the fans!) and was very comfortable. Breakfast and pupus were enjoyed almost every day from the deck looking down to the ocean. The unit had beach chairs, towels and a cooler for use at the beach! Everyone we met from Parrish Collection and Nihi Kai were very nice and helpful. Mahalo!
Great location!! Wonderful views of the ocean and mountains. Close to Poipu Beach and Brennecke's Beach Broiler restaurant. The grounds/landscaping at Parrish Kauai are well maintained with so many beautiful and exotic flora. Would love to return soon.
Great location, decent ocean view, with easy access to parking, pool, and walkways! As others have pointed out, no- there’s no AC. But we expected that based on the description and were fine with the fans and screen doors- found it very pleasant. It is also a bit dated, but very clean and tidy, with plenty of amenities- Coffee maker and toaster, beach chairs, coolers, water pitcher, etc.
We had some issues connecting to the internet that we couldn’t resolve, but there’s cable, and who’s here to be screen scrolling anyway? But if that’s a must, definitely connect with them beforehand to sort it out- the Hosts were friendly and responsive when we contacted them.
The pool is great!!! Actually deep at 9 feet and Oceanside so you still have a gorgeous view. I recommend going at sunset for a swim. We could walk to some of the best beaches on the south shore, and will happily stay again. Mahalo!
Beware, no A/C. But plenty of fans and we adjusted in a few days. Great location to walk to beach. The grounds were immaculate and wonderful to walk through. Parrish was communicative and accessable. Would probably go again.

Accidentally fat figured the dates to travel. They charged me $400 for a night that I couldn't stay, that I accidently picked. They said I would have had to cancel 24-hours before I had noticed. I was pretty upset that they wouldn't help me out over a technicality. They make so much money off this property and $400 is nothing to them, but a lot for me and my family. All because of 24-hours. It should not make that much of a difference, they still had five days notice. NO A/C! Make sure you read the details. Having no A/C got miserable at times. It was way too hot during the day to make food or spend time at the apartment. There are a few fans for at night. Very outdated interior and dirty. All the interior is so outdated, damaged, and needs renovated. The bathroom fan didn\'t work. The apartment was not properly cleaned, there was black hair and dust in the corner of the bathtub. You can tell it is not properly cleaned. They charge a hefty mandatory housekeeping fee with the booking, but then ask you to take out the trash, pile the laundry, and do the dishes. You do all the housekeeping and they don\'t even have it clean for you in the first place. Yet, they charge a few hundred dollars for housekeeping. It is a joke. They make so much money off this property and do not put any of it into the unit for guest comfort. Also, when I got there at night, the buildings are not marked well and they did not send me detailed enough directions to find the building. I wandered around at night after traveling for about 10-15 minutes before calling the emergency line. They explained that there is a map on their website, but this was in none of the check-in information or prior communications. The area is very congested with apartments and noise. You always hear people around you because there are so many apartments in the area, like a lot! Everyone else always has their windows open because of there being no A/C. The bed is so cheap and stiff. I woke up with back pai
Nateal, it is a shame you blame us for your mistake. You selected, booked, paid for, and signed all the paperwork with the dates that you selected. Only after you checked in did you then request to change the date and request a refund. At that point, it is not appropriate to expect us to refund you as you had the unit blocked and prevented us from renting it to someone else. Had you wanted a unit with AC, you could have selected one with AC. The property is clearly marked and you get GPS coordinates as well. Lastly, we checked in with you several times throughout your stay to see if you needed anything and never once did you mention the unit not being clean or comfortable. Only after we declined to refund you did these concerns suddenly materialize here, in your review. Pretty disappointed with you as a guest.

We had an awesome time! The view of the ocean and the lawn full of palm trees were beautiful. We also enjoyed using the beach chairs provided during our stay! Additionally, thank you for providing extra fans for the Airbnb. It would have been too warm without them. We also had an easy time communicating with Parrish. We got text instructions and quick responses!

This was a great spot. Walking distance to two beaches and close to shopping centers. It definitely was warm in the apartment but they provided a lot of fans to help combat the heat. They also provided some great amenities (beach chairs, cooler, boogie board, noodles) which was nice to have.
LOVED IT! Absolutely beautiful! The landscaping is gorgeous. Felt like a home away from home. Great kitchen stuff for making meals in. Great communication. Will definitely stay here again next time! Had a boogie board and beach chairs which helped a lot! Beach is super close with great places to eat nearby. 100% satisfied!
Was a great stay in a well appointed condo. The ocean view from the balcony was very nice, but it would have been nicer if we had been closer, as the other unit depends on a good ocean breeze to stay comfortable. The area has great beaches and is great for long walks, and there are plenty of shops to keep you busy when not at the beach.

Unit 807 at Nihi Kai Villas is in a highly desirable location right next to Poipu Beach. We were at the beach on a daily basis with our little one and the proximity was wonderful. The unit is very large and for the most part comfortable. Having the washer/dryer unit was very useful. The outside property (landscaping, etc) itself is beautiful and very well maintained. A couple of items pointed out in previous reviews include outdated furnishings and carpeting in the unit. If you have bad allergies this may not be the place for you. Also there is no AC in the unit. Our stay was at the end of the December and the temps were consistently in the high 70's during the day and 70'ish at night. It was warm but with the breeze and cooling rain it was comfortable enough. However I imagine this place getting really hot and uncomfortable in the warmer months. There are fans in the unit. Overall I would rate the unit as good.

Very spacious condo with great views of the ocean from the balcony. It was nice to be able to walk to the beach and we got to see a bunch of sea turtles resting on the beach one evening. Owners were very clear up front about some construction in a neighboring building that would be going on during our visit which was appreciated. But we didn’t experience any issues with noise at all.

Parrish was a great location a short walking distance to Poipu Beach. It is a good location in between getting to the north shore and over to Waimea Canyon. We had a view of sunsets each night from our deck. The place was clean and roomy with everything we needed. We ate out at great restaurants and had local take out enjoyed on our deck. Diane and John

We were pleasantly surprised by the beautiful view and sunsets. The condo is in a great location with a restaurant / bar in walking distance and beaches close by. The kitchen was stocked well including a coffee pot/ filters, toaster, blender, and all utensils and pans you would need. There were also beach chairs, beach towels and a washer / dryer in the unit. Would definitely book again.
